Never has things ready when ordered. I heard the clerk order popcorn chicken and calamari after I asked him if the order was ready. What a waste of my time.

Expensive, mediocre flavor boba

It's a hit-and-miss on the staff, so manage your expectations. The curry chicken is good but a bit salty. I like their boba selection and the waffles, but I mainly come here for the avocado shake with boba.

I almost forgot about this T4 in Lake Crest Village. We walked over after having lunch at Dumpling Yo. It's a quiet and smaller location with 4 or 5 tables. We picked up Kumquat with basil seeds and were in and Growing up in Hong Kong, Kee Wah Bakery was a household name. I remember eating lots of their cakes and baked bread as a kid. Every time I'm in Los Angeles, I always try to pick up a few items before heading back to Sacramento.I really enjoy their handmade cookies, black sesame eggrolls (wafer rolls), and mango short cake. The hard part is not buying too much!The older ladies that work there are always friendly and chatty. Reminded me so much of Hong Kong!Parking can be tricky and limted in this area. I usually stay at Hilton San Gabriel across the street and walk over. within 5-10 minutes.The drink was okay, and I wanted to try something new. I didn't taste too much of the kumquat and more of the basil seeds. They serve egg puffs and a few snack items at this location.Plenty of parking in front or around the corner.
