I have lived here for going on two years now and can’t say enough good things. We are constantly telling our friends and family that visit how happy we are to be here. Stephanie is easy to work with, very responsive, and always helpful. The maintenance is also always great to work with for the little things that come up (like recently we needed one of the lights under our cabinet replaced) he’s always quick and efficient. We love the amenities included with the building as well. Fitness room, coffee station, and the Luxor lockers all make our lives more convenient. I’m hoping we are able to stay here for a few more years because I haven’t found any other apartments in SF that even come close.
I’ve been living here for a while, and overall, the experience has been quite positive. The unit is spacious and well-maintained, and I really enjoy the bayside lifestyle.
My experience would be close to perfect if it weren’t for the front desk staff—particularly Stephanie Mang—who has consistently been rude and apathetic. (Priscilla, on the other hand, is very pleasant.) It’s disappointing to see that, despite numerous complaints on Google Reviews about the lack of courtesy and professionalism at the front desk, the issue still persists after all these years.
That said, many of the other staff members I’ve interacted with are genuinely kind and helpful, and the neighbors are also friendly and welcoming.

Review for Ashton Apartments
Living at Ashton Apartments was a mixed experience. While there are notable positives, several recurring issues made my time here less enjoyable. Here’s a breakdown:
Pros
• Great Location and Design: The property is situated near Candlestick Park, offering beautiful bay views. The units are spacious, clean, and have a modern, luxury hotel feel.
• Peaceful and Friendly Community: The neighborhood is generally quiet and welcoming, making it a pleasant place to live.
• Exceptional Maintenance: Richard from maintenance is fantastic—quick, reliable, and professional. Any issues I had were resolved promptly, which was greatly appreciated.
• Dog-Friendly: Pet owners will enjoy the dog-friendly environment and policies.
• Strict No-Smoking Policy: Their strict enforcement of the no-smoking policy ensures a cleaner and healthier environment for residents.
Cons
• Indoor Unit Mold Issues: Although the unit was generally clean at move-in, mold was present in the bathroom and bedroom. This seems to be a recurring problem due to the area’s damp climate and the building’s tendency to trap moisture and condensation.
• Garage Security Concerns: Despite the covered garage with 24-hour cameras, my car was burglarized and vandalized. Management’s response was underwhelming—there was no alert to the community, no follow-up, and no visible efforts to improve security. A fellow tenant also mentioned that their license plate was stolen, yet these incidents were never addressed publicly. It felt as though management was intentionally keeping these issues under wraps.
• Unfair Move-Out Charges: This was the most frustrating part of my experience. Despite leaving the unit in pristine condition—cleaner than when I moved in—I was charged $250 for general cleaning and $100 for carpet cleaning. I disputed these charges and eventually received a refund of over $400. The refunded amount was even questionable as I did not hear from management regarding my pet deposit. However, despite repeatedly asking for a detailed breakdown of the refund, the property manager never provided an explanation.
Adding to my frustration, after reviewing Google reviews from the past two years, I found numerous complaints about unfair move-out charges. Management’s responses promised improvements, but it’s clear this is an ongoing problem that hasn’t been resolved. It’s evident that transparency is not a priority for this property.
Final Thoughts
Ashton Apartments has many appealing features—spacious, modern units in a great location with an overall pleasant community. However, recurring issues with mold, lack of security, and a concerning lack of transparency, especially regarding move-out charges, are serious drawbacks.
If you choose to live here, I strongly recommend documenting everything during your stay, especially at move-in and move-out. Be prepared to advocate for yourself if disputes arise, as communication from management is lacking.
While there are many positives, the unresolved issues and lack of transparency prevent me from giving Ashton Apartments a higher rating. Real improvements are needed to build trust and deliver a better experience for residents.
My husband and I have lived here for years - nothing but wonderful things to say about it. It's an exceptional place because of the people who live and work here. It's very rare to find a complex with strong reviews in the Bay, we've got to hand it to Ashton. We hope Greystar corp. recognizes this all-star team. :)

Worst apartment tour experience ever with no response from leasing office. Had an appointment scheduled for in-person tour with an email confirmation. Waited for 30 minutes and nobody showed up at the leasing office. Leasing office was empty with no one in the front desk or office area. Gave a call to the phone number mentioned on Ashton website/email and again no answer to any of the phone calls.
I Still have not received my holding fee, It's almost going on three months now, I shouldn't haft to wait, as quickly at it was taken from my direct deposit, I should have the same courtesy of getting it back
The leasing agent was very rude when I came in for the apartment tour today. Her attitude has a lot to work on. I cannot imagine greeting someone like this everyday. It was the WORST tour experience I have ever had. Would not live here because of this experience.
I was looking for a new place to move and I fell in love with the Ashton apartments so nice clean and overall beautiful the management team is great everything went smooth but unfortunately it did not fit in my budget. But if your looking check them out beautiful place?
Ashton has been a great place to live. Priscilla does an amazing job keeping the building running smoothly. I feel confident whenever I reach out to her about anything that she will take care of anything that comes up quickly. The maintenance staff also does an amazing job keeping the building clean and functional. Whenever we had a maintenance request, it was handled fast and the work quality was excellent. We also enjoy our apartment’s large square footage, which we find is rare in SF. Additionally, we enjoy going on peaceful walks by the SF bay that make us feel like we are away from the hustle and bustle of the city, while also being close to major parts of SF. The surrounding neighborhood feels safe overall, minus some fears of car break ins when our guests park outside our building but that is an issue throughout SF unfortunately—I have seen some shattered windows in the guests parking areas. Overall, we are very happy with our residency at Ashton so far, and we have already recommended Ashton to friends!

I don't recommend to live here. They kept my money!!!!! They would blame you for any little scratch to the floor even thou you didn't do it but by previous tenants.
Please don't move here!!! The Manager can get drunk with you and bypass the 1000pm silent rule because she feels she owns it.
DONT MOVE HERE!!!! I hope this gets to CEO Bob Faith and change management personal including corporate manager Joan Bougetz who allows it to happen.
They know where to find me if this hurt their feelings.

My husband and I have been living at the Ashton for over three years. We sometimes think about moving from the area but realize we will miss what we have. When comparing other districts, buildings, cost, and staff nothing can beat the Ashton. The afternoon strolls are just lovely. We are secluded from the Urban hassle and all that goes with it. Nature is less than 400 ft away. We enjoy the interior of our home and the outdoor environment very much.
This spot is my favored. I visit plenty of restaurants but here I constantly return again and again. The crew is very friendly and the cuisine they serve is so delicious. I am always happy to have a decent meal in this place. I recommend this place with pleasure.
The building looks nice, but that's pretty much all it has going for it. The apartment is literally in the middle of nowhere. There's nothing around--no stores, no restaurants, nothing. The staff is fairly incompetent on the best of days and hostile on the worst. Recently there have been a spate of false fire alarms due to faulty wiring or something that has gone uncorrected. It has made living and working from home difficult and the staff was unwilling to compensate residents for the anxiety, stress and danger that they put all of us in pushing us down the stairwells and out of the building in the middle of a global pandemic. It often requires an inordinate amount of work to get maintenance to perform maintenance--and when it's done, it's often not done satisfactorily. The staff lacks basic courtesy and kindness. If tree-trimming is happening and cars need to be moved, they will send out an email at 4:55 PM the day before and then tow cars the next morning at 9am, even if it is a holiday. I personally wouldn't recommend living here after 3 years of living at this location.
Move in troubles:
We were moving to SF for work from SD and we fell in love with the beauty and elegance of this complex. We were set on renting a downstairs unit that was available but we wanted to wait a few days to apply. I was reassured by Priscilla that it was not a popular unit and that the likelihood of anyone else applying within the next few days would be slim to none. On top of that, they told us that if anyone else showed interest in the unit, they would let us know right away so that we can apply for it to take it off the market...
Well 1 day later, I get a phone call saying the unit is no longer available and was rented out after-hours. I was extremely upset because we would have applied for the unit right away had they not assured me we had ample time to wait until the weekend. No remorse or apologies from the staff as I was in tears asking how this could have happened... We ended up applying for a different unit, and our application was still being reviewed. We requested to have our 2 weeks extensive to move in that they agreed to give us for the unit that we originally wanted, but were informed they need to "check back with the manager" to see if they can approve it. It's obviously not our choice to change units so I don't see why they would refuse our request...
Our overall experience thus far - Let me just say that if you make any agreements with Ashton, get it in writing, or else it will just be broken promises. I will be updating this once a receive their response.
Move out troubles:
Funny after two years, I still had the above post saved in my drafts & unfortunately my experience with Ashton had worsened. I got what I needed in writing & they still charged me $450 on top of keeping our $500 deposit.
I have emails from the staff confirming our deposit would cover wall patching & cleaning & yet they decided to charge us an additional $450 for it anyways.
Sure the apartment complex is nice but beware, they’re money hungry & don’t really care about their renters lives or well-being & make empty promises & so NOT stand behind their word.
We had to move out and move back home to SD due to COVID. Thanks Ashton for making these struggling times harder for us.
