The sago is so good. The boba is really good as well. Hard to choose which boba to get with so many options. I would put this at the level of Asha Teahouse. I need to try the fruit tea still and will update this because I know Asha is known for its fruit tea. I love the location of this place and they are quick. They always fill the cup with a lot of boba, etc.

Parking: a little tough around the area during weekends.
The store front is small and easy to miss if you don't pay attention. There is one bench for customers to sit while waiting for their drinks or people can sit outside the store.

Inside is clean. Drink quality is as good as other locations.

I’ve always heard good things about Yifang but honestly I’m quite disappointed at this store. As a boba place they were out of boba and mini taro boba which made things much less appealing; also the red bean coconut latte tasted just like coconut milk, the amount of red bean is much less than what their ads picture looks like. Maybe I should’ve gotten something else
