Well stocked, great variety, friendly service, clean and bright. One of, if not, the best franchise in the bay area. Love to hear, "Fresh bread", as they bring out the delicious baked goods.

Very average. It's a cool location but the food and drinks themselves are average. I got boba which was average. I like the packaged snacks.
The ambience is cool though. Parking can be hard to find though at certain times in the day. The mall itself is cool also
Better than the 85 I remember going to in Northridge; mostly because this location actually has bread in stock. I bought taro borough for $3 and I was hoping the outside would be a little crispier.

Their pastries and cakes are almost always stock. I see them even changing the trays of pastries with new ones from the oven. The other ones I've gone to are slow in that particular area. Cashier is adorable and my milk tea was done pretty fast and delicious.

This location is hit or miss . One time we picked mango burlee cake which was crowd pleaser but next time we ordered it on purpose since it was great last time. But this time , it was okayish. We orderd it online and few chocolates( complimentary) but the associate was reluctant to give more than one ,though we showed him on the recipt they printed. So we just took one and stepped out.
Not much options for vegans/ vegetarians. There

I can comfortably say this chain of bakeries is the best I’ve ever had. We split a white chocolate strawberry and a milk pudding pastry and an egg tart and also got some drinks - I had a strawberry matcha. These were actually so good that I wish we would have gone back to get more. I’ll be returning to some other locations closer to me!

Stopped for breakfast, this is a pastry / sandwich affair with excellent coffee and selections. I chose two pastries and an iced caramel machiato, with extra shots. The coffee was ideal A+ the pastries are ok, but not particularly enticing, as the cellophane packaging and self service leave them feeling factory made.
I would come again, but for coffee and cake and personal service.
Parking: Plenty of free parking available.

The bread is delicious. It’s similar to what you get in Taiwan. The price is also very affordable. There are several seats inside and outside the shop.
Love 85°C they always have fresh bakery items. Especially early mornings.
