Holy smokes this place deserves all the stars. First, shout out to the two girls who helped us. They were not only incredibly kind and patient, they were super helpful. They were the girls working the register and the other making sandwiches at the counter. Thank you both for your help! Now the food- the hoagie bread is fresh and flavorful. All four of us loved our food. I ordered the veggie hoagie hot- probably the best veggie sandwich I have ever had. Mushrooms, peppers and onions sautéed together topped with thick avocado slices. Can't wait to come back and try the pretzel and chicken parmigiana along with many others that caught our eye. They also sell some east coast comfort snacks like Tasty Kake which my fiancé had to have. Sadly, it's the only thing I was able to get a picture of because we demolished our food. Ambiance is nostalgic, old deli with signage and a TV. They have both indoor seating (about 3 or 4 small tables) and outdoor seating on the covered patio. Parking is plentiful with the private lot with minimal street parking.

Yummy, yummy, yummy! The garlic sauce is always the best topper. The steak fries are cooked to a golden brown and the Phillies are awesome!

If you are a Philly Cheesesteak lover this place is definitely worth it. They serve a variety of sides/fries/salads and Sandwiches.My favorite is "The Works" Cheesesteak.Freshly baked bread, tender & juicy steak sautéed with peppers, onions, mushrooms. Truly delicious.

I rarely do Google Reviews, but this place took me by surprise.I was staying at a hotel around here, and there was a taco bell next door but I wanted to explore. I found John's Phillly Grille which was pretty much a hole in the wall. But it was quite busy. Tons of people on their lunch and there was almost no space inside.I ordered got my food and left and holy GOD. This is no ordinary cheese steak. The bread is almost perfect first of all. Secondly they don't skimp on steak and cheese. The thing I really noticed though is that the peppers actually have some real kick to them. My sandwich was nice and spicy.The sandwich was so good that I saved the last two bites to savor them later. I don't know when I'll end up in Seal Beach again as I am from Colorado but I will definitely hit this place up.

Yep! This was the first time here and certainly not the last. I knew I won the "take -a-chance lottery" (TM pending) when I walked in the door and was welcomed by the sultry smell of meat, onions and peppers. Service was casual and appreciated. They greet you/ update you and serve you quickly. The mushroom cheesesteak with extra cheese and grilled onions was on point. I would have eaten this til I fell into a food coma. I only got the full size and wished there was an extra full size. The umami of this sandwich was all time and found me moving my finger around the plate so as not to waste a drop of this killer combo. See you very soon. Oh! They are applying for a license to serve beer and wine which means I will never leave.

This spot was BOMB. Came in with my husband and toddler for a spontaneous lunch date. Located in a low-key maze-like plaza, it wasn't too difficult to find and there was plenty of parking. We tried: The Godfather Sandwich - I decided to try this one and, guys, IT WAS SO GOOD. Hearty and spicy, loaded with meatballs, sliced hot Italian sausage, and a whole blanket cheese. The bread is amazing, soaking up all the greasy saucy goodness. The marinara sauce was thin and a perfect compliment to the savory and rich meats. South Philly - my husband ordered this one as he had never seen a cheese steak like this one, and I could tell he had his regrets. The steak was delicious (in fact, everything was) but the marinara sauce just didn't hit for this sandwich. He still ate the whole thing though. Grilled Cheese - an inverted roll stuffed with tons of cheese and toasted on the griddle. My toddler can be pretty picky even about things he loves, and he DEVOURED this. Half a sandwich was good for him. Fries - thick cut, salty, and piping hot. These fries were flawless. Fried Zucchini - little medallions of deliciousness. Super fresh and deceptively hot. Pretty sure I burnt my mouth on these, pretty sure I don't care. Their ranch was yummy too. Their half size is MASSIVE. The price point is excellent for the quality. Service was friendly and accomodating, and the space while dated was pretty well kept and clean. We will absolutely be back.

Yuck. I cannot believe how disappointing this was ordered a Philly cheesesteak with peppers. No peppers got a dry gross sandwich. Never going back. No taste just dry and gross.

Have been coming here for years and John's always hits the spot. The green pepper cheesesteak is the go-to, with fries and onion rings. My husband and I share a whole sandwich, and we get peppers and onions on the side because he likes the onions and I like the peppers. If you're a Pepsi vs coke person, the fountain drinks are Pepsi but they have coke bottles too. We always like to eat in their patio area because it's pretty clean and the sandwiches are better when eaten immediately! Giving it 4/5 because I never feel fantastic a couple hours after but hey, it's worth it haha.
