Two British chaps here, wandering around to find somewhere for breakast. Found Vivians and very glad we did. Made to feel very welcome, great selection, attentive service, tasty food. Totally recomnend and thank you to all at Vivians.

This was the best breakfast we’ve had in America! We’ve been travelling for weeks, and Vivian’s is our favourite. We’ve got the eggs Benedict and 2+2+2 (pancakes, eggs, bacon). The service was fantastic, the servers are so lovely and were really generous and attentive with refills. The atmosphere was so nice, plants everywhere and it reminded us a lot of home.

came here for lunch before heading out of town. Midweek was not very busy. No parking available except for street parking which was minimal. Being from out of town it was confusing about where to park. Interior was very hot so opted for back patio even though the weather was oppressively warm. Chicken salad sandwich $17 was a good old school style. Lox & eggs were a large portion $20. Due to the parking we personally would not return but place has good food.
A real little paradise, we went there during our stay with Universal studios and we feasted. A large selection of dishes all excellent. A very warm welcome. I highly recommend.
Excellent menu with great variety of breakfast options. Decent portions without being overloaded and really tasty food. My poached eggs were cooked to perfection. Lovely atmosphere in the garden/patio area.

Wasn't able to taste the food, went in with my mom, no one was at the podium, when she finally came up front, she asked if we wanted the patio, but left right after. We waited for about 30 minutes and nothing, so we had to leave because we had an appointment to go to. Just waiting for service and to get acknowledged is the issue. Customer service is key. When the person came to refill some customers water, he should have said hello, we will be with you, just nothing. Sad....

The environment is very nice, the employees are very attentive and the food is very good. If I lived in that neighborhood, I would be a regular. I would also like to point out that there is a backyard in the back for those who visit for the first time.

First and foremost, the breakfast croissant was good! I always look for a croissant sandwich and can hardly find one. They didn't season it much, but I added some salt and pepper, and it was great after that.
The home fries were a bit undercooked and flavorless so barely touched them.
Our group was heavily tattooed and queer; we got some uncomfortable looks from the older staff and guests. Never fun to notice that. Most of the staff was super friendly!

Just wandering around searching for restaurant with parking and found this spot. What a gem, tucked into a narrow patio surrounded by avocado trees. Excellent service and dog friendly as a bonus. Some of the best sandwiches we've found in the city.
