The horrible HOA makes living here difficult for residents and visitors. Lots of residents can't even park at their own home due to the crooked management. They tow my visitors. There was a physical fight at a recent HOA meeting, so you get nowhere with reason. Not transparent, money gouging, construction that is never ending. AVOID.
I’m a resident at the property, and I have to say, my experience with Rudy, the security officer, has been incredibly disappointing. She is consistently on her phone, often eating as she walks during her patrols, and is extremely unprofessional. Not only is she disengaged from her duties, but she’s also rude and disrespectful to residents. I’ve spoken to other neighbors, and none of us feel comfortable with her behavior. I hope the management takes this seriously and addresses it right away.
The dumbest management ever. We were staying with friends for a few days and had the guest parking pass sitting on the dashboard THE WHOLE TIME. Everything was fine until literally the last night before leaving, when security decided to slap a warning sticker on our window because apparently they “didn’t see it”!
And of course it’s not even a normal paper notice - it’s one of those nightmare stickers that barely comes off and leaves glue all over the glass. We only managed to remove it because our friend had a special scraper for it

What makes this place a 1-star experience is the management office staff. Dealing with them—especially Brandon—has been incredibly frustrating. Communication feels very impersonal, almost like talking to a robot rather than a real person. There’s little effort to listen, understand, or work through issues.
At times when residents genuinely need support or flexibility, there’s no sense of empathy or willingness to help. Instead, interactions feel cold, rigid, and unproductive. Good customer service and basic human understanding go a long way, and unfortunately, that’s missing here.
I really wish management would prioritize hiring people who are approachable, communicative, and willing to assist residents rather than making already difficult situations even harder.
Beautiful place, amazing location. But they keep sending random assessments fees every few months for no reason for residents. The staff is amazing, the board not so much.
My wife and I have owned an apartment at Del Prado on the Bay for almost a year, and we are very pleased with the condominium. The amenities are great, the building is well-organized, and you can really see the care dedicated to the common areas.
The shared spaces are currently undergoing improvements and, once completed, they will make the condo even more enjoyable and pleasant to live in. Overall, our experience has been very positive — a wonderful place to live and invest.
Living at Del Prado feels like residing in a miniature North Korea — constant control, zero transparency, and unquestioned authority. Rules are issued without explanation, enforced selectively, and communicated only when punishment is involved.
The HOA operates behind closed doors, residents are monitored more than assisted, and basic autonomy is treated as a privilege rather than a right. Questions are ignored, clarity is withheld, and compliance is expected without discussion.
This is not community living. It’s an experiment in how much control an HOA can exert before residents stop feeling like homeowners altogether. Avoid if you value independence, transparency, or basic respect.
Great place to live! The condo is clean and in a convenient location on the water with many new upgrades. The beautiful gym, brand-new rotunda, and two pools really stand out. The building also has a 24-hour cleaning crew and security, which makes it feel very well cared for and safe. There are great neighbors, it’s pet friendly, the building is quiet, the amenities are excellent, and management has been responsive and easy to work with. Overall, a very comfortable and enjoyable place to live.
I purchased this condo four years ago and have been very satisfied with my decision. I have been fortunate to consistently have access to parking, and while special assessments have increased across much of South Florida, the advantages of owning a waterfront condo with amazing view far outweigh the drawbacks. The apartment size, prime location, and extensive amenities make this community a great place to live.
With the new upgrades scheduled for late 2025, I am even happier to call this home. I have noticed some recent one-star reviews from individuals who do not reside here, including short-term renters who stayed only briefly and expressed frustration with temporary parking limitations. These reviews do not accurately reflect the overall living experience.
I encourage prospective residents to visit in person. Park in the newly constructed parking garage, walk through the rotunda, and take in the views. The community offers a private marina, fitness center, swimming pools, tennis courts, on-site mini-market, restaurants, ATM, alteration shop, hair and nail salon, and a game room. Its proximity to everything makes daily living extremely convenient.
I truly enjoy living here and highly recommend experiencing it firsthand.

If you ride a motorcycle, do not go visit this property, the conditions of the parking lot are dangerous, they will force and harrass you to park somewhere where there are nails on the ground, and if your tire gets damaged by nails they will not accept responsibility, the management will do nothing about it, this property parking conditions are dangerous and not well managed.
Over $15 Million in upgrades as of December 2025. This high-end condominium boasts stunning views, a prime location in a safe neighborhood, and a picturesque marina on the bay. The spacious property features an array of luxurious amenities and is within walking distance to commercial areas. Transportation is convenient, with a complimentary trolley service available every hour daily, providing access to Aventura, including the Aventura Mall. The beach is just a short drive away.
Update since Thanksgiving 2025. Brand new $14M parking garage & parking lot is finally open. Lots of available parkings for guest on the top parking garage and main parking lot. Valet is no longer needed. Brand new Rotunda office just opened. Looks very modern & stunning. Both swimming pools are open. Half of the building is finished with the constructions for the 40 year certification. Should be all done before summer 2026. Amazing view in the new gym. So much potential. Great location with private marina, tennis court, amazing views of the lake & the city, spacious units compare to most units in South Florida. Walking distance to grocery store, restaurants, banks, etc. 1 mile from Aventura Hospital & Aventura Mall. 10 minutes to the beach including the dog beach & Haulover sandbar. Thank God for the new management for working nonstop.
Don’t come to this place if you value peace. The association doesn’t care about their residents here. Promised two parking spots and ended up pulling back from that promise last minute. Everything is a mess and everything is a problem with them. DON’T WASTE YOUR TIME HERE
I have to come here every other weekend to visit my dad. I take an hour drive here with my brother where I would fluctuate between parking in the plaza at the front and valet overnight.
Now with their new “6-hour rule” I’ve been woken up at 1am in the morning to go move my car. I went to management about this, the people who RUN this place and they told me that there was nothing they could do.
They gave me the option to park in my dad’s spot which I was going to do the following day given that we were going out of town until the next day.
The security told me there was nothing they could do but continue giving me the 6-hour passes to park in my own dad’s parking spot. I don’t know what the residents pay for anymore given that they got rid of valet. They were promised double parking but I don’t know where that promise went.
This has been going on for YEARS since I have started to drive here. Sick and tired of this place. It’s better if you just uber here if you’re visiting or take a long walk to park somewhere where they actually let you park longer than 6-hours.
