Been going to the coffee shop a few days a week, trying all their fall drinks. Today I stopped in to work from the cafe a bit and the atmosphere was so quiet, cozy and comfortable I stayed for 3 hours. The Rustic Pumpkin latte is by far my favorite but you really can’t go wrong, also the chicken salad croissant is delicious. So happy to have a small owned coffee shop downtown and walkable to the lake, everyone please go support this place so they can stick around! Our downtown needs them.
Update: finally tried the bacon, egg and cheese croissant — might be the best I have ever had.

One Thirteen Coffeehouse is an absolute gem. The coffee was really good, and the bacon, egg, and cheese sandwich was delicious. The vibes are incredibly relaxing—I honestly felt like I was in a spa, but inside a coffeehouse.
This is officially my new favorite coffee shop in Eustis. Ladies, you definitely need to check this place out.

Vibe is excellent, location is beautiful coffee is the reason to keep coming back. Camryn was working and my wife wanted a London Fog, they didn’t have it on the menu but had everything to make it and she made a delicious drink for her to enjoy. It’s worth the visit, perfect coffee shop for our downtown waterfront city.

Open early-ish at 7am, this turned out to be an ideal stop for my first coffee of the day and a welcome way to avoid the Green Siren people and the other big chains. There is something satisfying about starting the morning in a place that feels local and intentional rather than corporate, and this shop fit that mood perfectly.
The barista was still finishing the morning setup when I arrived, but once everything was in place she made a fantastic cortado for me. Strong, balanced, and served with care, it was exactly the kind of drink that settles you into the day. I ended up spending about two hours here, enjoying the coffee and their reliable wifi while easing into my morning before heading out to explore downtown Eustis.
The shop itself is clean and comfortable, with enough warmth in the atmosphere to make it easy to linger. I did not understand the decision to keep the front door propped open, especially with the cold air and the steady hum of road noise drifting in, but every shop has its quirks. To each their own. Even with that oddity, it was a pleasant and productive stop, and a good way to begin the day in Eustis.

I just recently started going to one thirteen looking for the perfect coffee house because as a picky person it’s hard to find the perfect blend and I found it! The service is amazing the people are so friendly and the coffee house itself is so comfortable to be in as a Christian I love walking in and seeing them serving God and giving back!
