Excellent place to live. The management and board are outstanding. Feels like a true community and great residents.

I had a terrible experience dealing with the manager Myrtle and the HOA. They discriminated against me and my girlfriend and our service dogs, accusing us of providing fake paperwork without any evidence. Despite our repeated attempts to clarify and provide information, Myrtle ignored our emails and refused to communicate professionally. To make matters worse, they waited until the last minute—just one day before move-in—to deny our application.
They even went so far as to contact my gf’s doctor without her consent, which was a clear violation of her privacy. We’ve never had an issue with our service dogs anywhere before, and this experience was shocking and upsetting. Myrtle was unprofessional, rude, and made the entire process unnecessarily stressful. This kind of treatment is unacceptable, especially when it comes to respecting the rights of individuals with disabilities. I would strongly caution anyone considering working with her or dealing with this HOA.
The management/president has really turned things around here, the gym has finally been updated and they are continuing to work on other parts of the property. Can’t wait to see what else they have in store.
I’ve lived here for quite sometime and I must say it’s gotten worse every year since the management from 2019 has left. If you work from home or work a night shift, stay far away from this place. The rent does not reflect comfortability, you’re better off paying a few extra $100 to live somewhere that can offer peace and quiet because that’s something you will NOT find here. They do daily cleanups of the pool at 8am with leaf blowers that you can hear like it’s right next to you and they have endless construction going on that seems like it’s right over your head. Over the last year it’s been non stop, I can’t wait until my lease is up because this place has become a nightmare.
Wow what a change in just 8 Months. New Board, new manager, now we have a Beautiful building in the works. Feels
Like I’m always on holiday. Great security, amenities cant wait to see what’s more is coming. Updated gym. I’m finally loving it.
??The concierge lady was very mean this happened on Tuesday at 2:15. She has such an attitude, I can't believe she's even allowed to work here.
Beautiful property. Excellent amenities and a great place to live with great, friendly people. Management and board are very good and responsive. Not to mention the location can’t be beat.
Centrally located, away from las Olas traffic yet walking distance to best restaurants. New management and New board now. Lots of upgrades are in the process. It’s a hidden gem.
Living at Las Olas for the last 4 years and watching the transitions in the last 2 months is truly amazing. This boutique residential condo living makes you feel cozy. Beautiful Italian feel villa feel. I could not be happier with what is taking place. Great security, cameras and conveniences on property. Walk to Las Olas nightlife and restaurants. Water taxis to take you up and down Fort Lauderdale. Many events within blocks. Close to airport. Who could ask for more.
My wife and I absolutely love living here! A paradise!

Las Olas by the River is more than just a condominium building; it's a lifestyle. Whether you're drawn to the bustling energy of the city or the tranquility of the riverfront, this community offers the perfect balance. With its prime location, upscale amenities, and attentive management, it's a residence that truly stands out in the cityscape.
Nice spot!
I have lived here for quite some time and will be moving out soon. The HOA is constantly rising, they are constantly “fixing” something they’ve already fixed yet they will not improve things such as the gym. They are trying to be on the price level of the nicer buildings in the neighborhood yet everything is broken and outdated. The new property management and the HOA association seem like they are trying to milk the owners for everything they can get away. I’d look else where if I were buying.
I love living here! People are so nice! Best green space downtown, next to Smoker Park, Trees and flowers on pool deck with lots of benches, fountains, BBQ, and sauna.
It’s already pretty low. Look out for Marvin the biggest l**** in New York City. Will pee in the pool for 9 straight hours and try to enforce the “rules” on you.
