Terrible roads (you'll have car maintenance), run down tennis courts, and really run down old homes. They're extremely inefficient!!! My water bill is through the roof, and I discovered a pipe had burst in my walls - which eventually ruined my carpet - and they made no attempt to cover water bills or fix my carpet. The roof is bowing in several places, and trim is rotting away. Aka your A/C will be running 24/7 (which is also an old POS that is uninsulated). Ducts run 100% in unconditioned/unvented attics with presumably no insulation. This makes me not want to run my A/C as I know most of the energy is being completely wasted. The rules here are ridiculous, their roads can have 900 cars parked up and down the street but I get yelled at for leaving my motorcycle on the sidewalk in front of my property (& I'm on a cul-de-sac where the sidewalk ends 2 houses down from mine). Don't do it. It might seem affordable but you'll get screwed over on bills (I'm a single female paying ~$500/mo on utilities alone). I calculated up my water consumption (with over inflated the assumptions) and there's still 10,000 gallons a month that I can't account for that I have to pay for. Oh, and now they have dog-breed restrictions (that didn't exist before Vinebrook Homes bought this development). Cheap crap is what this place is. Old appliances, old faucets, old single pane windows, Uninsulated slab floors, built to MINIMUM code in 1993. I recommend anywhere else.

We had an okay experience here.Plus sides... the rent is CHEAP for the area. Our neighbors were nice. Maintenance responds pretty quickly. Community stays pretty quiet. The ladies in the office are nice. They allow big dogs with no breed restrictions. Some homes are nicely updated. Down side... This is in a flood zone and you have a pretty good chance of your home flooding if a hurricane comes through. I am just going to advise that you do your research - as you should with any home in this area when it comes to flooding.

If I could give no stars I would. I'd suggest using this option as a last resort. Waaaaaay overpriced. AC's won't keep up in the heat of summer and maintenance won't replace them. When it rained we had standing water from the garage door halfway down the driveway down the sidewalk almost to front door. We were told to fill sandbags to keep it from coming in the garage and up by the house. We had a leaky pipe INSIDE a wall that we didn't know about till we moved our stuff out of the garage. $400 charge for a leaky pipe I've never seen or touched. Never mind us not knowing our furniture was sitting in water. Never mind their maintenance personnel twice looked at our running toilet and didn't see the leak. We followed the end of lease cleaning guidelines to the T and still were charged $185 with no explanation of what needed cleaning. Just "cleaning fee". I tried to contact the office to get an explanation. Calls weren't answered or returned. When I personally went to the office with my refute letter I was told it needed to be mailed by certified letter by Jessica(who is very rude and very unprofessional) which was NOT in the statement of charges. I did so anyways. They never picked it up then claimed to never have gotten the notice. Went back in person again to personally deliver the letter. Finally after 10 days I get a response about the charges. No explanation of anything. Basically said we've reviewed your refute letter and the charges stand. This place used to be base housing and most of it's current residents are active duty or retired military or veterans. I'm a veteran and are just appalled at how they operate at such a low professional level.
