It's a clean IHOP. Other than level of cleanliness, typically if you've seen one, you've seen them all.
Pancakes were solid, bacon wasn't overcooked, server was very personable and nice without being over the top.

Dirty, sticky tables and floor. No hostess. Tone of empty tables as well as many tables not yet bussed. Still not cleaned when we left. Half of my breakfast came out. I was told other half is cooking. It was forgotten about. I had to ask for it after I was finished eating. Waiter tried to help out, but nobody else was working. Never IHOP again!

We walked in the restaurant and the place was almost empty. The server reluctantly walked to our table. I asked for coffee before she even spoke a word. I watched her slowly walk back and forth by the cooking station. She was not busy . It appeared she was just walking with no purpose. After about 10 minutes, with no coffee we left . This place is awful and dirty . There were mops in our view as well right by the cooking station.
