10/10!!! We stay here every chance we get. My hunny and I travel for work. We are in a different state every weekend and by far and I mean far we love love this location! If you can.. please give them a stay. Awesome people and clean facility and rooms! Also the bar is very accommodating. They allow you to bring your bar glasses to the room if you prefer!! Thank you all for all of the unforgettable experiences we have had here at doubletree

Lawrence does not have many nice hotels. Of the choices, I think Oread is one of the better ones. Hilton has done a nice job of updating the rooms but they could still use a few more updates such as replacing odd solid wood window coverings with blinds, worn shower valves and paint shipping off of doors. Our room was large but lacked a chair to sit in while watching TV. Positives of the hotel are unbeatable KU campus location, views, historic building, comfortable beds, and great front desk staff.

By far the best accommodation available within the state of Kansas. It is a castle built over 100 years ago but the rooms are modern and fresh as can be, also having two feet of stone walls makes the room incredibly quiet all the time. The dichotomy of modern accents in an ancient castle is incredibly alluring. The restaurant downstairs is fantastic and reasonably priced. Service across the board has been amazing in every aspect, I would especially like to thank Nick Givechi, he was incredibly helpful and made me feel so valued as a client. Anytime I am in the area I will be staying at the Oread without a doubt. The hospitality is top notch and the pricing is better than any other hotel in Kansas in terms of value for your stay.

We were in town for a college tour at KU. I booked this hotel due to its proximity to campus. Very spacious room, lovely amenities, restaurant / bar was good. What sets this hotel apart is the wonderful staff. My car battery was dead the morning of check out and 3 staff jumped into action and got my car started right away. They were very kind and helpful, and really went above and beyond. Thanks for an awesome stay!

I’m the midst of a 4 night stay visiting my son and daughter at KU. We have had the best experience while here! Hats off to Jordan and his staff for making us so welcome and going above and beyond to make our stay comfortable and memorable. So glad to have the Oread as part of the Hilton family, this diamond member would not think of staying anywhere else in Lawrence. We were treated like royalty! Great hotel, great staff, great location, great everything, thanks so much!

Beautiful hotel but unfortunately I had a drawer full of clothes taken out of my room. I was told they were not found but there is no other explanation. It's not that large of a hotel and between construction workers in the hall and the cleaning staff- I would think it would not be hard to get answeres. Unfortunately, security must be an issue at this hotel and I would not recommend!

At then end of a holiday weekend we hoped the oread would offer a respite. But, wow, no food or bar available, construction material in the hallways, and ac and lights on all the time in the communal terraces. There is literally no care as to what the experience at the Oread is.

I have enjoyed coming to the Oread hotel for lunch and drinks in the past and this year I decided to stay at the hotel for the weekend. I was shocked when I headed upstairs in the elevator to find stained worn out carpet in the halls and even carpet missing near the icemaker. I arrived in my room and it was very sparse. No coffee maker no bottled water no room service menu or magazines and nothing other than a desk chair to sit on. The bedspread was a very thin cotton blanket with no other covers. I did find a blanket in a bag in the closet and used that too. The heater/air-conditioner panel was open and would not stay shut. Thankfully there was a sound machine because you can hear everything in the hall and joining rooms... especially the doors slamming because they are extremely heavy. I had a view of a wall of the hotel that you could see if you opened two wooden doors. Two nights with parking was $500.00 I was extremely disappointed in my stay at the Oread. I did eat breakfast downstairs one morning and the food and service was good.

Came to Lawrence for mom's weekend aand booked the Oread early last Fall with a no cancellation policy. I understand the no cancellation policy as it's a busy time but for close to $300/night I expect more. The first room I was given the A/C didn't work and it was 76 degrees in the room at check in. Maintenace arrived and said they were having trouble with a lot of the units and "hopefully" this would start working. My room was also ADA compliant which I didn't request nor need. My bed was basically on the floor and looked as if it had been slept in/layed on. All of the cabinets in the bathroom were very low due to being compliant. I went to front desk 3 times about the A/C and room and was told there was nothing that could be done as they were sold out. I said I understood but couldn't sleep in a room with non working A/C. They finally moved me into a 'normal' room with working air which did please me. I appreciated the fact they were able to find a room. However as many of the reviews state the room is very bare! I think for that price the room/hotel should be more equipped with rugs, etc. I didn't even have a clock or coffee maker in the room. When I was leaving yesterday, the overnight desk person was on her phone while the trash cans by the front doors were overflowing from the night before. Needs a lot of TLC. The outside of the hotel is gorgeous and this is said to be the best choice in Lawrence but going forward I think I will stay in Kansas City where there are plenty of fantastic hotel options.

Location, location, disappointment. We decided to stay here because of the proximity to the KU Visitors Center and prestige of staying in the most beautiful building in Lawrence. That’s where the love ended. Inside the hotel, that charges $15/night to park in a garage used by students headed to the bar, we were met by huge empty spaces in the hallways. There were soda vending machines in the hallway, but not tucked away in a corner or alcove. There is no room service. During the week, there is a small cafe where you can PAY for a cup of coffee and a muffin. There is no coffee maker in the room, and the restaurant is only open for breakfast on weekends. We only got our room cleaned ONCE during our four-night stay. Every day we had to go downstairs and request fresh towels because there was no placard or house phone in the room to request service. The room was sparse. Not a rug in sight, minimal artwork. The tiny bedside table held an unplugged clock and a white noise machine. There was barely enough room for two phones to sit and charge. The space between the bedside table and the beds was FAR, at least 30 inches away. I had to get out of bed to retrieve my phone off of the bedside table. Getting water was shockingly challenging. None of the vending machines had any water in them, and there were no water bottle filling stations. When we went to the Front Desk, they directed us to the bar. The person at the bar couldn’t find the key to unlock the refrigerator that held the bottled water. In the end they gave us styrofoam cups with paper straws filled with water. For the price we paid, this was the most disappointing hotel stay ever.

Very nice hotel with great service. The Oread is a beautiful property right next to campus and very close to downtown. The staff was very friendly, the bar was well-stocked, and the rooms were spacious! The only issue we had was the TV in our room definitely could be upgraded.

Terrible from the moment we arrived. Placed in a smaller, less expensive room than we had booked, which would have gone unnoticed to the hotel staff (and they happily would have let us pay the higher rate for the lesser room) unless we said something. When we brought the issue to the attention of the front desk, we were told our original room wasn’t ready at the time of check-in because of “maintenance issues.” That was untrue - it actually turned out that they simply let the people staying in the originally-booked room before us have an extremely late checkout (this after we had specifically been promised earlier in the day that the originally-booked room would be ready when we arrived between 4:30 and 5:00 - which, by the way, was AFTER the advertised check-in time of 4 pm). Hotel staff was completely unskilled to professionally address the issue. Didn’t ultimately get keys to the originally-booked room until after 9 pm. Gave us a 25% discount on the room and a hotel manager actually asked “is that enough to satisfy you?” Well, bud, if you have to ask…. Finally got to the originally booked, higher-priced room and….blah. Incredibly small shower. TV remote doesn’t work unless you stand within two feet of the front of the TV. Cable TV box hanging down from the wall behind the TV. All from a hotel that bills itself as “the premiere hotel in Lawrence.” Come on, folks. At least try. Views of KU campus quite disappointing for a room advertised as having “extensive campus views.” Cannot recommend. Go to The Eldridge instead.

Really expected a nice hotel, but while the outside is beautiful and the location is great for KU, the hotel itself is not nice. The walls are bare, the elevator and hallways smelled horrible, bed was uncomfortable, fitness room was a joke and the desk had patio furniture for a chair. Very disappointed for the cost. Would never stay again.

This review is a 4 bc there were both 3 & 5 on some issues. 5: great location for campus visit. Hotel & room were clean with nice lobby & bar. Desk staff very helpful too. Covered parking convenient. 3: they pitch bfast muffins at checkin and we were planning a grab and go but they had only 1 left at 9 am. The "workout facility" was nothing to speak of. 2 machines and some dumbbells but no bench (was a small folding chair instead so I guess can do curls but no benching, etc. Son wanted to get in a workout but didn't get much in. Pillows superthick with no varying sizes. Hurt neck if try to sleep on back or stomach (I got maybe 3 hr sleep).

What a lovely location and beautiful hotel. The deign itself is pretty and the room was so large and spacious. That being said, here are the Pros and Cons to this place. Checking in was a breeze and the person who checked us in was really nice. They didn't have valet parking available (no big deal) so they have street parking and the attendant mentioned they have a garage where we could park. We opted for the garage since it was conveniently located. Now, I recommend that you read their website thoroughly; I found out after the fact that they charge $15 to park in the garage. At the moment when I opted to use their garage, it didn't occur to me to ask about the cost so that's on me however, the fact that the person wasn't upfront about it, not cool. They could have easily said, "We do have a garage you can use but just so you know now, we do charge $15 per day". The room itself was strange. No carpeting in the room which is fine, but at least have a rug. Nobody likes to walk around on a cold floor. The bathroom was huge which was nice; shower big enough for two. I will say this hotel has really odd noises. Pretend you are in Brooklyn and the pipes are loud.... it was annoying and all night. We could hear people walking above us (we were on the 4th floor) and it's as though there is zero insulation between the walls. I have never in my life stayed at a place that has a noise canceling machine in the room so clearly they are aware their place isn't quiet. We LOVED the room service which was fantastic. Food is provided by the Bird Dog Bar. We ordered the Pretzels which were so darn good. I had the cheeseburger with avocado and my husband had The Jayhawker which he said was amazing. The value and cost of the food was appropriate for quantity and quality. I will say that they give you a lot of fries for $5 and it's enough for two people. My biggest hang up with the room itself was no table and chairs to sit and eat a meal. We had to eat our food sitting on our bed. Every hotel I have ever stayed at all over this country has a table and chair(s) so the fact that this place doesn't, huge bummer. It's the little things folks. If you are looking for a hotel that offers free breakfast like some do, this isn't the place. So for $179 a night, not worth it. I don't care how amazing the views are or how beautiful the place is. The stay didn't leave us feeling like we wanted to return and we aren't. We didn't hate it but it was simply Meh. I would give this place a solid 2.7 - 3.3 rating out of 5 stars. If I am going to pay $179 a night, I want a table in my room, I want quiet sleep and a room that doesn't feel like I am staying in a nicer version of a hospital.
