Best Vietnamese iced coffee I ever had from a business, best in town so far. Sandwiches are delicious too. Highly recommended.

Was just exploring the city for the day, came looking for great banh mi and in my search, i came across this shop. Tasty sandwiches and the bread is just so delicate but firm enough to hold everything in place! I got 3 sandwiches and all were amazing, by far one of my favorite places for banh mi :)

The worst customer service. They act like they're doing us a favor by buying their sandwich. It started with owner themselves.

Great boba & smoothies. However, the matcha boba had an unpleasant aftertaste. But other than that, everyone was happy with their orders. Great Thai Tea btw!

I regularly visit Mr. Bubbles Sandwich House for their Vietnamese coffee boba smoothie, and it's always a good deal. You get a generous 32 oz drink loaded with plenty of boba for what you pay. I've seen some reviews mention a lack of boba, but my guess is those visits happened later in the day when they were low on stock. The service is fast too, from ordering to getting your drink. Definitely worth stopping by if you're in the mood for a boba boost.

The amount of bubbles in their bubble tea is tragically sad. 😭I was left with 1% amount of non existent bubble to drink ratio, nowadays I feel like getting bubble tea at frosty cafe cuz I miss their bountiful bouncy bubbles 🙏 I was mislead by the name of the place since they are called Mr bubbles 🤥

Absolutely delicious! I had only had Banh mi in Cali from a place all my Vietnamese friends recommended. Tried a few places here and this is the Only place i go to now to get Banh Mi sammies and bubble tea! I love their coconut bubble tea with tapioca! **Only thing is they no longer have seating to dine in. (JAN 2023) I don't know if thats temporary but id check before planning to eat there vs just picking up.**
