Brendan is the best! Professional, honest, genuine and PATIENT! He allowed me to return for multiple tours and he was flexible on tour times! It sucks that the reviews are this low from the previous management company because the place is a hidden gem. Once you get past the scaffolds outside of the building, you walk into charm and luxury. The first thing I noticed was how clean it smelled and looked. Brenden showed me 4 different available studios and 1 bedrooms and each apartment was clean, spacious, move in ready, and filled with lighting. He took my preferences and thoroughly showed me all my apartment options. Needless to say, I will be moving in December 1st.
The apartments themselves are great. The layouts are super spacious. The large windows and closets are great. The location is perfect. But it’s not worth it AT ALL. The management is terrible. Upon moving in, my HVAC system was broken and there was a huge leak that spanned the full length of one bedroom, making the room unusable. Both of these issues have taken more than a month to repair. And honestly, the HVAC system is still having issues after almost two months. The management simply does not take care of the building. Extremely disappointing. Especially because a lot of the maintenance issues (HVAC, plumbing, etc.) cause your utilities to be so much higher than necessary. These apartments are NOT worth it. DO NO LIVE HERE.
I am writing this because there are some good things about this property that I loved but also things that have caused me not to renew my lease as well. I will start with the pros, very conveniently located to many different prime locations and things to do in Baltimore. I enjoyed the closeness to the harbor without actually being in the harbor, the nightlife, restaurants, activities and events that are available to you from this property were amazing. O' Shaye made my time here at 222 a wonderful experience for the most part, the unit is very spacious and I was able to do a lot with the floor plan that I had, the amenities were good and some of the neighbors are very friendly and welcoming. I like that we have a hospital, police station, a nightclub, farmers market and harbor all located within blocks of the property. I will miss this property for that but there are many things that I did not like. I personally believe that the parking price is too high, especially if people are going to park in the space that you pay for. I've had several issues with my apart including it being flooded 3 times, when I moved in the dishwasher was broken and I was told it was just because of the type of cookware that I was putting in there when after the tech came, he CONFIRMED that it was indeed broken, older toilets that keeps breaking. My dryer had to be set to a specific time frame in order to work, trash chutes always stopped up, I've had packages stolen, as well as decor that I placed in front of my apt on camera. Older leaking pipes, I was told before I moved in certain things would be included or done in the apt and right after I moved in, the property manager job had 3 people in it within a month which means things that were promised couldnt happen because they were not DOCUMENTED . We were told that we would receive 2 months free rent when we moved in, we only received one. Closet doors were off track, drafts from the front door which I had to buy a weather strip to mitigate that problem myself. Rodents and bugs that made their way into my home, one of the eyes from the stove stopped working, the door handle for the freezer came off, the racks in the fridge were rusted when we moved in, caked up dust have been in the ceiling and the pipes and no one has cleaned in a month of Sundays which caused my asthma to get worse, we were promised that we would get new blinds because we were missing some when I first got here. I put in requests for all of this multiple times and it wasnt until August that they had started going through the work orders that I had to original resubmit after living here for almost a year because it wasnt showing up in their system after I submitted it countless times. My experience here was more bad than good but I do hope that with the changes that they are trying to make that they will turn this place around and be able to rejuvenate this building into something great
Don’t waste your time trying to tour the unit no one will be available and you won’t know until you waited 20+ mins
I’ve lived here on the 5th floor a little over a year in just that short time I’ve had packages stolen from me and reminded by the leasing staff that the property is not responsible for stole packages but I don’t see where in the lease it permits stealing yet somehow the resident continues occupancy (confirmed by video footage that a fellow resident stole my package), I’ve also had significant damage done to my vehicle from the property’s malfunctioning garage door which they’ve now remedied by keeping the garage door open indefinitely. Pest control is a joke, Mickey mini, and Mighty Mouse own this place. Good luck getting emergency or any other maintenance request addressed by the maintenance person has a warm personality at least. All in all this is a really pretentious place to live, they will gladly take your money each month but don’t expect any hospitality in exchange. The new owners did scare away the unhoused population from the front of the building so I guess that’s one positive change.
I lived at both the 8th floor and 9th floor apartments in the 3 years I was there. In just those 3 years, the quality of the place went down. From trashcans by the elevators and routinely being cleaned to no trashcans by the elevator at all. Half the dumbbells and equipment in the gym missing. In the three years I have been there they were already on their third property manager. The garage doors and elevators regularly breakdown. They only have one maintenance person for the whole building. The property has good spacing and is in a good location if you need or want to be in downtown Baltimore. Some of the people on my floor were good too. However, at this point most of them are leaving if they have not done so already. Overall the biggest issue seems to be poor management from my perspective. When my heater broke out during the holidays in November 2023 when it was freezing cold and it took two weeks for my heater to get fixed, the Regional Director sent me a $100 discount on the rent for my troubles. I couldn't tell you how disrespectful that was. I took them to escrow, prorated the rent by the two weeks I was without heat and terminated my lease.

Lived here for a few years now. And this year is the year I can say I really appreciate the community being built. The new leasing office staff are really attentive and being good energy into the building OSHEA thank you for that!
Just wanted to document my experience with the ladies in the front office of 222 Saratoga. Specifically B’jion and Shakirah! Although a work opportunity came along and I couldn’t follow through with leasing, these ladies were very nice, supportive and accommodating. Full of laughs and made me feel comfortable. The property was nice and clean along with the apartment shown. Just want to say thank you! Maybe I’ll see you ladies again soon!
Affordable apt. Thats where the good feedback ends. Mice are an issue, noisy neighbors, terrible parking situation, stolen packages, you name its here. People leave the door propped open but its suppose to be a secured building.Have not enjoyed living here. Cant wait until my lease is up!

Absolutely a disgusting place to live… moved in to an undone apartment. The property manager is NO HELP. So many things went wrong on my first month there. Finding a way to break my lease NOW
First, as others have stated, Alyssa is dragging this place under. It's a nice downtown location. Close to Preston Gardens and The CBD. Apartments are pretty nice. But the experience all hangs in the balance with the one person, Alyssa. If she stays, everyone else will leave
I am new to 222 Saratoga. The manager, Alyssa Luberto, has been most pleasant, responsive, flexible and creative in assisting with the application process and addressing my questions and requests. I could not have asked for a smoother transition to a new living arrangement. Zahlco is very fortunate to have Alyssa.

Phenomenal amenities, floor plans, and the location can't be beat! However, it was the customer service that sold us on making Union Wharf our home. From the moment we walked into the building, the staff and residents we're welcoming warm-hearted, and Incredibly helpful. Shelby and Ryan are part of the property management team, and a true pleasure to work with!
