I recently moved in about a month ago, and I would like to commend the maintenance team, particularly Dearic, Jermain, and Damion, for their exceptional work. Their responsiveness, efficiency, and dedication to ensuring everything is well-maintained has truly made a positive impact on my experience here. They approach each task with a level of professionalism and pride that is truly commendable, and I appreciate knowing that any maintenance request will be handled promptly and with care.
I would also like to recognize Violent in the leasing office, who has been both kind and incredibly helpful. From answering questions to offering assistance with any needs, her warm and professional approach has made the moving process and settling in much smoother.
Overall, the dedication of both the maintenance team and leasing staff has made my transition into this community seamless and welcoming, and I am grateful for their hard work and commitment.
The porter is absolutely beautiful. I had a lovely tour with Violet who is one of the ladies that work in the leasing office. She was very detailed and answered all my questions. This is definitely my next home
Violet was very helpful, and very professional during the tour. She gave me, my mom and brother a tour and she made sure to show us all the amenities of the apartment and everything it consisted of. Not only that, she was very big on making us feel and home and making sure we felt comfortable during the tour. The apartment is in a very good location. It’s connected by many things, it also has unique features like everything being 24 hours and it’s connected to a bunch of stores which makes you wanna go outside. Staff is very professional and kind, you will also see people cleaning and tending to the apartment often. Would totally recommend moving here!!
Had an issue with our AC unit and reported it to the front office. We had a maintenance supervisor and the assistant supervisor address and resolve the problem within two hours. Overall, we were very pleased with the service that Mr Bush and Mr Muse provided. Thank you!!!
Candidly, there are many issues as with many large complexes (a lot of greed motivated governance) but we do love our unit and the space and size in unparalleled. Through the many ups and downs, we are in love with our unit and have made this our home. the new management team on site (same company but new team) has been overall making a lot of positive changes. Some changes aren’t great and are money motivated (increasing parking spots that are reserved for higher rate) but others are genuinely needed and very positive updates like new garage doors with touchless entry, new security/access systems, additional package lockers, and now they are redoing the bike room. The new PM has been here under 2 years and that says a lot that she was able to accomplish all this (while fixing the messes left to her) in that time. I’m therefore adding stars because I’m really hopeful things continue to get back to how they once were here, if not even better :) New maintenance head Dearic is friendly and responsive. He gets to know residents and their team works really hard. Would love to see continued improvements in management but in their defense, I do understand they were all handed a mess (as far as the condition of the building and the likely disastrous state of affairs and records that the previous management team left things in). I’ve also noticed the front office staff is becoming more and more responsive. Change seems to be moving in the upward direction.
How this apartment operates is completely unacceptable and illegal. I put in an application three months ago and decided to withdraw same day due to lack of communication and the reviews.
I was told I would be refunded my deposit within 30-45 days. It has been 70+ days and they do not answer any phone calls. I was finally able to connect to someone and she told me the deposit was mailed a few days ago. That was weird because originally they told me that I had to come in person to pick it up. It is Maryland State law that all deposits need to be refunded within 45 days or I’m entitled to 3 times the amount. The way they operate is illegal and I still haven’t received it.
I also saw a video on reddit about a man walking the hallways with a syringe, so safety is a concern. I’m so glad I decided not to move here.

The Porter called me to come pick up my holding deposit check. I deposited it and the check bounced. - Insanity.
I would not recommend living here. The front office staff is terrible , they have no idea what they are doing. They implement a new system without even knowing how to use it called the butterfly. Every door is now open at all times, it is not safe here the garage has been completely open 24/7 the past month - they say there is security guard at them but there never is I’ve even seen the homeless in there.
I’m 8 months pregnant and have been stuck in the garage multiple times now because of there new butterfly system in 100 degree weather. On top of that their elevators are always broken, the place is a mess and disgusting. Halls are filled with rodents and cockroaches- see picture. I came home today to none of the elevators working and now people are hanging up signs around the building check picture added.
This place might be cheaper than the other apartments around but trust me spend the money and DO NOT MOVE HERE!!! It’s not safe and nothing ever is working!!!
Just a hilariously bad apartment complex. In the 3 years I lived here, they went through 4 different management teams, each somehow just as incompetent as the last. The “luxury” amenities are neglected and breaking down. The apartments are overpriced, and for what you do pay you have no peace of mind because trespassing constantly happens, packages are always being stolen, and cars in the parking garages are broken into. Pests are common, and the stairwells frequently smell like dog urine and feces because residents let their pets go to the bathroom in them and don’t clean up after themselves. My one nice thing to say is all of the maintenance guys are very friendly and work hard, they have a lot to do since this is a classic poorly and hastily constructed building using the cheapest possible materials to give it that faux-luxury look. Don’t live here guys.
The porter has a great opportunity to be a wonderful apartment complex, it’s in a good part of the city, the Gunther is right next door, and many shops reside below it.
However, many amenities remain broken, security is non-existent (the doors remain unlocked overnight as well as parking garage doors), and elevators almost never work.
Update: it has been over 4 weeks since one elevator has been broken, the third floor button does not work still and the elevator makes god awful noises. Management, of course, says this is being fixed.
I saw another review saying that the poor reviews were because people were upset in the heat of the moment. I’ve been here for 3 years and the fact is, pretty much weekly there is a “moment”.
For several weeks (up until just this week) while a new security system was being installed, every door to the building and garage was accessible to the public. Garage parking was made mandatory for a fee of $135 monthly because street parking was taken away by the building owners, so now we are paying for unsecured parking that used to be free on the street. Anyone could literally have walked into the mailroom, or to any other part of the building including residential hallways. This went on for weeks. You would think this would have been of urgent importance given the fact that a random man was living in one of the vacant apartments a few months ago, and was caught on Ring with a syringe in his hand wandering the halls.
A couple months ago all tenants received a memo that required annual maintenance would be performed, and the team would be entering units to change air filters, check smoke detectors, etc. On the day my apartment was supposed to be serviced, I received a tag on my door saying that maintenance had been in and changed the air filters. I was working from home that day and can say that no one entered my apartment or even knocked on my door, so I knew the maintenance hadn’t been completed. The front office staff assured me they would look into it and reschedule. Never happened.
This week I received this urgently worded letter on my door from the property manager Lisa Taylor about how my housing is in jeopardy (I am in a year long lease). When I initially spoke to the front office staff, they didn’t know what to tell me because Lisa randomly left this letter then dipped for the day. They later said that it was because I had a $75 balance on my account. In my opinion, that could have been resolved with a phone call or email rather than a panic-inducing notice asking for my pay stubs and implying that I’m going to be evicted.
The elevators are always broken. When one is fixed, another goes down.
One good thing is the sweet cleaning crew who are always friendly and do a great job.

KEEP YOUR RECEIPTS!!!! this place is not luxury the amenities may look like it but your apartment & your hallways won’t…anyone can access the building or garage valet trash is TRASH animals everywhere so it doesn’t smell good unless u inside the leasing area carpet in the hallways filthy the building gets cleaned 2x a week if that the new agents are rude the new maintenance show up when they ready I would not recommend living here appliances will break within 30days of living here that’s how cheap they are
This was one of the most mismanaged “luxury” rentals I have ever experienced with zero consideration for the residents. My rental ledger was always inaccurate so much so I had to take them to court to dismiss it. My vehicle was also stolen from the garage, and to top it off they have a system that relies on wifi to enter and exist the building which is a major inconvenience. Last, they care more about kickbacks from getting vehicles towed than taking the time to register the tag numbers to not have residents cars towed, and the hallways smell awful! This location was nice a few years back but I would not recommend it as a luxury rental option.
The worst apartment complex in Canton, MD
This is an honest review. Look for positive comments at the bottom.
The apartment complex is pretty bad. The management is even worse (1/5 rating).... They act like they care and are concerned with your needs but its all an act to get you out of the main office. They tell you "we're working on that , I'm so sorry this is happening" or "We will send someone up immediately when we're able" but they don't do anything about the issues.
Just to name a few issues since I've been here (3 months):
- Took them 3 weeks to change my bathroom light bulb after visiting the front office 3 times (it was flickering nonstop for 3 weeks...like a strobe light.....).
- Carpets & elevators all smell like dog pee & have terrible stains.
- They implemented an app to give access to tenants to get into the building but never labeled the doors so it takes forever to figure out which door to unlock. They've been telling us for weeks they're going to label the doors. You would think they would have labeled the doors before doing this massive change.
-They NEVER respond to emails.
-Since its hard to figure out which door to click in the app (because of the labeling) people have been yanking on the doors which has now loosen the magnetic strips that locks the doors so now you don't even need the app to get in. Just a slight yank will pop open the doors...They already had a previous issue with people breaking into apartments & robbing people.....(look at previous reviews & ask around town).
-The fobs stopped working as soon as they implemented the app, which wasn't suppose to happen. So if you leave your phone in your apartment or it dies you can't get into the building.
-They've been telling us since the app was implemented that they were going to get new fobs that work...but guess what? They still haven't done anything about it...No fobs.
- Had a friend that moved out of the Porter earlier this year. Management had labeled him as getting evicted for not paying rent, which WAS NOT TRUE. He found out this had happened when he went to buy a house. The bank he was working with said his credit was dinged and that he had an eviction from The Porter. He was in a competitive bidding process for the house so this almost caused him to lose out on the house. Luckily when he went to the management team they immediately said they would remove it (sounded like this is another frequent issue).
-The management is the worse thing about this place. I've heard its gotten better from the last management team but long tenants said not much better. Still 10x worse from 5 years ago.
-They do valet trash, so trash will sit in the hallways for 4-5 hours per day (days they do trash- I think 5x week) so when flies get into the building (if your unit is next to a door that goes outside) they feed off the trash, multiply and get into the units.
-I can name multiple other issues but those are the main bigger issues I've dealt with & heard from friends.
Positive Points:
- Building is newish (2013) and has ok amenities for the price. (The price is discounted to the other properties near by because of how terribly its ran by management- occupancy is declining so they offer discounted rates).
- Great Location
Lastly, I will say its probably a better bet to live at the Luce or Axel even if you have to pay an extra $200 dollars a month (lots of the issues interrupt my daily life - trouble getting into the building, flickering light bulb they wont change, flies & bugs in the building, etc.). Everyone I know is moving out of the Porter and going to Luce.
I have read some reviews and think some of them were written while people were upset, at the exact moment, about their situation. I have never had an issue getting a hold of the leasing office. If I don't get an email back promptly, I just walk downstairs and walk into the office. The staff is very approachable.
I moved into my apartment and there was a massive flood, from an irresponsible resident, which had nothing to do with the building itself. This happened on the 3rd day I moved in. Maintenance actually showed up to my apartment before I even put in a request, they were on point. Lisa, the property manager, was very helpful and gave me daily updates on the status of my repairs. She even offered to pay for my hotel as my insurance company was lousy with the claim situation as it was the residents' insurance company that was ordered to pay for it. Lisa and myself both worked together, even called them on three-way. The contractors and maintenance did an excellent job with the repairs. Lisa not only reduce my rent greatly for that month, I was also reimbursed for BGE, Comcast, and any additional fees for over a month.
Ashlee, Violet, and Anique have always been exceptional helpful and are very pleasant.
I've only been here for a few months so I can't speak much on the renewal process, but will be renewing my lease when the time comes. The pool is very clean. The water is tested every hour to ensure that. The common areas and gym are well maintained as well. I see the office staff in the mailroom daily organizing it.
Lastly, if you have an issue with pet smells don't move somewhere that allows animals, simple as that. Lifes made of choices. The hallway rugs are being replaced in a couple months as well, so that solves that problem.
