Back with a second review because I feel like I didn't give adequate praise previously. This is some of the best bubble tea in the area. We've tried... more than I'm willing to admit. The flavors here are truly unique. You won't find brown sugar milk tea or a Thai tea here, and that's okay! What they have is even better. While my kiddo stuck with a milk tea, I went with their mango lemon tea with boba. I need to pause here to tell you about their boba. It's warm and soft. It's the most perfect texture. I think it's the best boba we've had. I digress... the lemon tea is SO refreshing. It was clean and flavorful. The app does tell you it takes longer than the prep actually takes. Or, perhaps, they make the order once you ring the doorbell. I'm ok with not knowing. Let's keep the mystery alive!

This place only accepts online order. However, when we ordered online and came for pick up, there was no one there. This happened 3 times in a month. Not only for us, every time we came, we met other people who had the same situation. We were standing outside of the store and confused why the store took orders but the store was closed.

I've had Cuppa Tea in College Park, and I'm so happy that it's closer to me in Rockville. Only downside is that it's not an actual place you can order from or sit and dine-in. You must order online or through the app, but the app is worth it since you can rack up rewards! They will notify you when your order is ready for pick up at the door. The drinks are just as good. I enjoy their HK milk tea (hot or iced). It's the best you can get in this area! The Curry Fish Balls are fine, but probably wouldn't get again just because it was pricey and not as good as other things. We did really like their Pineapple Bun sandwich with Fried Chicken and the Braised Pork Bowl. Both were very filling and delicious! Very worth the price. We also really enjoyed the Salted Egg Yolk egg waffle. It was not too strong in salted egg yolk flavor but still good.

Ordered online and picked up at the door.Had a delicious milk tea and pork sandwich. The sandwich was absolutely amazing, juicy char siu pork in a pineapple bun. Great combination of sweet and savory!

My go to place for boba tea! The person at the door was very nice(not sure what her name is) They also have a lot of Hong long styled desserts which are also very delicious. I would recommend the egg waffles, they are amazing!

Google listing has a green check mark on “dine-in”, when I got there and rang the door bell, the person who answered said this place is online order online. I cannot even order on site for take out. So disappointing.

We ordered these lunch boxes and bubble teas for our meeting. The delivery was on time. The roasted pork also included tomatoes eggs, string beans, slices of sausage, mung bean sprouts, and pickled mustard. The bubble tea was good as expected.

It's not a store. No direction on website. Its's a warehouse with back kitchen. I still confuse how they know i'm waiting in my car for my order at the parking lot. My drinks was not cold ,it was still warm when they handed it tome. I prefer a real store than a warehouse location. Sorry but I won't come back to this unless they have a real store.

The food is unique to the area , which why I tried it, it is not bad but it wasn't great. The location is really hard to find if you didn't look at the pic at the store front. Spicy fish ball is good but didn't expectation, maybe it sat for too long . butter pineapple bun is as expected, should be heated before serve. The milk tea is not bad but tea flavor could be stronger.

My friends and I were very excited to try Cuppa Tea! She visits Hong Kong often and loves their milk tea, so we had to see if this was just as good as the milk tea there. To our surprise, it's spot on! The tea was bold and the ratio of evaporated milk to tea was great! I slightly preferred the hot milk tea over the cold just because it reminded me of what I drank in HK years ago. The chocolate waffle was pretty good. It didn't have filling in it, but I liked the hint of chocolate flavor it had. I definitely recommend giving this place a try. If it's your first time here, you have to order online and then ring the doorbell for pickup. There is no seating or indoor ordering.

This location is a take out only branch of Cuppa Tea. You need to order online and wait for your order to be made (can take 20-30 minutes). I feel the drinks and bread I've gotten from this location do not taste like the college park location. There's a distinct red bean flavor in every drink ordered, despite not ordering drinks with them. Due to the inconvenience of needing to order in advance and the quality not being as good as the other location, I don't recommend it.
