I used to love this place but clearly things have changed. The signs on the door advertising an apartment for rent should have been our first clue. We waited about 30 minutes only to be told our order (curry) was unavailable. There was one other table occupied at the time (2 people). We didn't have time to wait even longer so we left. Judging by other reviews, we didn't miss much.

The food was HORRIBLE!!! I ordered Hu Tieu and it was made with pho broth and they omitted the pork and when I pointed that out, I was brought partially raw pork that was cooked over fire instead of steamed! The soup had no onion or garlic in it like it should have had or ground pork or either! The summer rolls and iced coffee were tasteless! I will just have to keep making the trip to Eden Centre for decent Vietnamese food!

Ordered pick up and still waited quite a while even though I showed up after 30 min. Chicken was over cooked , dry and hard, definitely old chicken reheated..Beware. I will never order again

Usually, this place is my go-to spot, but after yesterday's fiasco, I unfortunately have to find another spot. I arrived there and was not greeted as I usually am. The server had me repeat my order 3 times (and still got my order wrong). During my visit, one customer was upset because he had been waiting for a while to get his food. Almost an hour, I believe. Another customer was waiting during her lunch break for her food, and by the time she received it, she couldn't eat it because she had to go back to work. This caused her and the server there to go back and forth, which ended in the server telling her she's not welcomed back to that location ever again. When my order came out, I got the wrong rolls, and I could hear the cook and the server arguing when he took it back. This resulted in him kinda laughing when bringing me out the correct rolls (picture provided). I couldn't even eat it because the shrimp was overcooked, and so were the rolls. Smh. Fortunately, I had him take off the rolls because I was not going to pay for that.

Food is pretty good however id say there are more cons than pros. Any dish/soup you order ALWAYS has skimp toppings (literally a piece or two of the meat u desire on your entree) or they cut up the meats real fine so it looks like you got a "ok" amount. When you order bubble tea they decide whether or not they even want to make it. for example the server will always say they are out of something for the bubble tea but coincidentally when the owner is there you will always get it. As for refills on water takes approximately 10 min before someone decides to give you more water.UPDATE: gave this place one more try.. truly dissatisfied.I took my mother in law and also my wife and son to eat here. We order our appetizers and 15 min later came out cold spring rolls that were not fully cooked. We asked them for a new order and it never came back out. Then once we got our soups they chnaged the brisket to a new one that is red even if cooked. I asked the server and he said the owner changed the meat and he acknowledged how nasty it looked. After all my family did not eat nothing and we left all the food right in the table. We will never be eating here again.

Our server Tam was very friendly and accommodating with my dietary restrictions. Had three appetizers: calamari (without the flour), grilled quail and grilled shrimp -- all were delicious! The service has definitely improved since the first time I came here years ago.

Tam is an AMAZING server!!!! A lot of great food was recommended and we accepted the challenge. 10+ stars for food, hospitality and ambiance. We definitely ordered to-go food as well. We will be frequent visitors. What an incredible and delicious experience!
