Our room (23) was so dated and had a horrible smell. This particular room should not be available to guests. Pipes clanged all night, flimsy lock in the door (we had to move the sofa in front of the door so no one could get in while we slept), creepy back staircase in the bedroom with another flimsy lock, heat did not work properly (one room was stifling and the other room was cold). Worst night I’ve had in a long time. I would have easily given up my $300 room and stayed elsewhere if anything else was available. Breakfast was wonderful and the pub in the basement was great.Rooms: We stayed in a suite (room 23) and it was VERY dated. This particular room should not be available to guests until they update it. It was so creepy and smelled horrible. Furniture was old and horrific, no way to control heat (one room was stifling and one room was freezing), outdated, shower was awful. I would have given up my $300 and stayed ANYWHERE else if another room was available.

I LOVE the Sudbury Inn. This trip was a little different. We had a bunch of kids so we needed more space than the main building could offer. We stayed in the Carriage House apartment. It was nice to have our own space and not worry about how much noise we were making. The fireplace wouldn’t work though, there is no Wi-Fi back there and the TV’s are a pain to operate so I gave it 4 stars. Next time, we will hope to stay again in the main Inn.

My wife and I spent one night at this charming B&B in late September 2022. The Inn was clean, and comfortable. The room was nice, and quiet at night. The staff was very friendly, and helpful with our luggage. Having the Pub in basement was really nice. The breakfast was cooked to order, and excellent. We will come back to this very nice B&B the next time we visit Bethel, Maine.

The inn is in a good location of town, it was easy to get too. I will characterize in pros and cons. Pros - location of the inn was easy to find, the other was our room was clean for the most part.We booked for several reasons, the location (was good) the appearance of the inn in photos were great but in horrible condition and that we expected to have a B&B that had a restaurant for dinner along with a bar in the basement. The Cons-when we arrived, it looked as if the inn was closed. The Christmas lights were still hanging (it was August), drooped in most places and the paint was pealing everywhere. When we checked in, we were told there is no breakfast (simply store purchased muffins). When we were told they could not offer dinner or the bar in basement, I asked why weren't we told in advance of not providing what we thought we were paying for. The clerk, I am guessing he is also the owner, but didn't really say, told us it was in our confirmation email. When I looked at our confirmation email, it was not there and it didn't say anything about being closed. Our group had two rooms, both king beds (rooms 3 & 12). One room (12) was well positioned and clean, I would expect both king rooms to be similar but not the case. The second room (3) was old and worn out, it had a clean bathroom and sheets on the bed, I will give credit for that. The condition of the room 3, had pipes showing along the wall, paint peeling from all corners, chips of paint missing, carpet worn and stained. The bathroom was so small and the position of the toilet was so small, it was almost not useable. It was not comfortable to even shave in the morning, I had to stand sideways just to be able to move my arms. Granted, I am 6'5" and not small, however, the bathroom was not even close to being a useable area. The Sudbury Inn was more of a bait and switch experience for us. Their website photo is not what we experienced and when I asked about notifying us, I was lied too.

Stayed here on my way to Ontario from Nova Scotia. I enjoyed it so much I stayed again on my way back. Having the pub downstairs made dinner easy after a long day on the road. Room was clean comfortable and well stocked with bathroom amenities. Breakfast was included on my way down only as it was a Thursday however, on my second visit was a Wed and kitchen wasn't open. We were offered coffee and muffins instead. Recommend.

The Suds Pub is a local hangout in basement of the Inn. Great pizza and other food items, decent selection of craft beers on tap, and full bar. Love music sometimes offered. Staff is always friendly and attentive. We love this place!
