I’ve emailed management about the unsanitary conditions of the dog park for the past month - lack of response! This is how they upkeep the “amenities” in the building. Will not be renewing lease - worse management since being sold to greystar!

For those considering moving to the Embankment house in apartments facing the parking lot or highway … here are some negative realities for what you will endure once you sign that lease and move in.The dumpsters are in the parking lot, and trash is picked up three times weekly in the middle of the night usually at 10:00 pm and 2:00 am. Garbage trucks come and unload the dumpsters- soo expect to be woken by loud banging and industrial sounds regularly. The garbage also smells on those hot summer days. There is no escaping as the smelly outside air is blown in through the windows if they are openedSnow removal occurs after 12:00 am. Soo expect to be woken by plows and shoveling not only on days when it snows but in the following days when they are still cleaning upExpect weird things with invoicing for water. Expect to pay around an additional 50+ per month. But sometimes the invoice comes, sometimes it doesn’t, and a lot of the time cost variations do not make any sense.This building is now run by a big management company called Greystar. The office staff is all young (Like late 20s), smile, and tow the company line. They are not empowered to make any decisions. So after you get done working your corporate job you have to deal with the frustrations that go along with the building as you pay higher than market rent.

Since Newport sold this building to Greystar, the rent portal wasn’t available, checks were required but the management didn’t know how much rent was owed, the water has stopped working twice and the communication has been abysmal. This transition of ownership has been so inconvenient for all residents and nothing has been done except apologies via email which don’t solve anything

Living here for months now. Location is great and very convenient because it's near the park and restaurants, not too far of a walk from PATH, sufficient street parking with permit, nice running routes nearby, and very safe at night but there is loud noise from cars and occasional construction drilling in the morning from the busy streets nearby. Apt. unit itself is ok - no frills, tiny sink, and tiny basic washer and dryer, mediocre shower water pressure, not true central air (under window units), no screens to windows, and old appliances but apts are very spacious, functional, and good closet space with friendly and reliable concierge and maintenance staff. I think the price is a bit high for what you get but overall I am satisfied esp. with the location, just not in love with the unit itself. If rent were cheaper by a few hundred dollars I would highly recommend.

While I have only lived here a month, I have had a positive experience. My leasing agent, Gen, was easy to work with and very efficient. Management is responsive and helpful. The building is exceptionally clean and the building staff is friendly. My apartment is large and has great light. The Hamilton Park area is wonderful place to live.

My wife and I did not enjoy living there. The building is so much older than advertised, even though it is renovated, it does not block any noise from the street. And I think the property management does not verify the tenant's background enough. We saw a warning note on the door a few days after moving in, and it seemed the neighbors were not friendly.

We lived there for a little while and moved out because the neighbors were quite noisy. On the forth floor, neighbors from three apartments next to each other did not behave well. Once I heard a 30-year-old man disrespected a senior female neighbor and yielded at her. We called the police several times. It left me an impression that some neighbors were not educated enough.

such a terrible experience living in this apartment building. The property management was very irresponsible. People living here seem to be uneducated. The men living next to my door talk loud to tease a young lady across the hall. And no one takes care of the situation.
