Walked into IHOP at 830am with a few customers in the dining area. The place was quiet, but i was annoyed by the loud talking, laughing, and yelling from the kitchen. They were seriously over the top loud. They should be more considerate of their customers outside. The people on the front was holding down the fort and seated people quickly. The eggs were the best part of my order. Everything else did not taste fresh or hot.

They need to update This place . The Stairs going up to enter the Restaurant are cracked and missing half of the Step. Bacon was undercooked and the pancakes tasted horrible. Only thing good here was the service. Please be careful of that step and why even spend your money here? Go somewhere else.

Food here is pretty good. Environment is nice. But the rating is based on the more frequent take out or delivery experience since they are 24-7. You wouldn't know this because no one ever answers the phone. Just 10. 20 30 minutes of ringing even though people are there and the place is "open for business". Furthur the simple task of having the full menu available online via their direct website, uber eats, or other services seems impossible. If you sell "Turkey sausage" in restaurant for years why is it still not on any online menu? One has to order turkey bacon or pork sausage and then call for 45 minutes to request a substitute. Its a waste of food, its a waste of time and its frustrating af. Hire people thay can answer the phone, hire people that can be friendly during their respective shift even if its late, and hire people thay can communicate effectively verbally.

I moved from Jersey City 25 year ago. I still have my mother in Jersey. I decided to take her to IHOP by 440. I was so impressed!!! The new management makes a big difference!!!

Absolutely hands down wonderful! Highly recommend. Wonderful waitress. Didn’t catch her name. French toast was fantastic. Hubby had breakfast sampler. Food came fast too. Would definitely go again.

I like everything. The only bad thing about this place is the coffee, which is hot water with a coffee color. But for the rest, the food and everything is very delicious. They should improve the coffee. They should make it a little better.
