I live nearby and have been here quite often. Always had a good experience. Service is very good, clean dining area and bathrooms, food quality is good. At peak times, such as weekend mornings, this can be a good option as there is usually not much of a wait time, whereas other diners in the area may be busy.
For some reason, and I guess it will be ihop's reason, they can NEVER bring out hot food. What gives it should always start out hot and get cold as I take my time to consume it. Oh, well. Do better IHOP it's time.

Typical IHOP with always good food, at a good price. Service was good, as was the parking out front. This trip I had scrambled eggs, hash browns, sausage links, and pancakes instead of toast. All well made and tasty. A nice hot carafe of coffee rounded out the meal.
I ended up driving a couple miles back after I paid. My waitress failed to include the 50% off for seniors on Tuesdays. It should have been minus $8.50....
