My wife and I rented here for nearly 5 years and loved it. The apartments are very nice and the neighborhood is well taken care of. It’s a very quiet spot as well. We didn’t have many issues with our apartment but Ed responds to email almost immediately and the minor things we needed fixed were taken care of the same day. When we needed to move for an out of state job opportunity Ed was very easy to work with on the end of our lease. We would highly recommend renting or buying in this neighborhood. If we ever are looking to move back to the area this will be the first place we look!

I rented an apartment here for a little over two years and had a good experience. The grounds are maliciously maintained, the apartment was updated with new appliances, and if service or maintenance was required it was always done in a timely manner. The community felt safe and inviting. We enjoyed our time in West Fall Village.

Westfall Village has been a wonderful, safe place to live. The grounds are well maintained, everyone is super friendly, and it's a great place to walk. It's fairly priced and the apartments are large, bright, updated and clean. I have had a positive experience living here and would recommend it.

I had Ed as a landlord for the last six years. Couldn't ask for a better or more responsive guy. Very reasonable with rent increases over that time. Would rent again from him in a minute.

If food were art, any creation by Chef Marla Ortega would be a masterpiece. Out if this world creations that are sure to satisfy and never disappoint. We couldn’t be more lucky to have this gem of a restaurant in the Town of Sand Lake.

I rented an apartment above the Cafe from 2017-2019 and recently left due to work and needing to relocate.My experience was positive.Ed quickly dealt with any issues that arose and / or responded to emails and phone calls about concerns or questions. The apartment was nice and I thought it was quiet. Occasionally the Cafe would be a little loud, however it was always quiet by about 9 or 10 PM which was nice as I had to leave for work around 4 or 5 AM.Neighbors were considerate and friendly and the grounds were always well kept and snow removed promptly.Ed is a reasonable person and will work with you. I received my security deposit back when I left; I had respected the property, didn't damage anything, and spent time to clean the entire apartment before leaving.Overall I enjoyed staying there as the apartment was rather large (1000+ sqft I believe), it was quiet, decently priced, came with internet, and the power and gas bills were not too high, which I believe is due to a high overall efficiency of the apartment.

Ed Patanian is the shadiest landlord I’ve ever had. I have video proof of him entering my apartment without any notice at all and showing it to three people. I even have him saying “hurry up, I shouldn’t be in here”. If he’s done this to me, I wouldn’t be surprised if he’s done this to other unsuspecting tenants. Thank goodness I have a camera. The only reason I rated this place 2 stars was for the interior. The apartment itself inside is nice. However the outside is riddled with bugs and webs during the summer. If you want to move here, set up a web camera. Don’t expect your security deposit back either. I lived here for about 4 years, paid rent on time, and was quiet. I was treated very poorly.

After putting down a $3,000 deposit (yes, you read that correctly: THREE THOUSAND DOLLARS) and living here for two years, all we did was ask for a peaceful transition and to leave on a positive note. We paid our rent on time, all our bills were taken care of, we were quiet, and never had a problem with the neighbors.We even hired a wonderful professional cleaner who washed the floors and windows, wiped down the walls and moulding, shampooed the carpets, scrubbed clean all the kitchen appliances, the sinks, the bathroom toilets, the bathtub, and the shower. I took at least 60 pictures of the entire two bedroom, two bathroom apartment as proof of the immaculate, basically move-in ready condition we left it in. He will never have an apartment left as clean as the way we left it.The landlord had known since we signed the second year lease that we were looking for a house and that it would probably be our last year there. On the very last day allowed by law, he sent us a check for less than half of our security deposit and as soon as we questioned it, his greed and fragile ego overcame him and he put a 'stop payment' on the check. After filing in court, he further retaliated against us by attempting to counter sue us. At least the judge said that was "ridiculous" and dismissed it.Eddie Patanian broke the law by violating The Housing Stability and Tenant Protection Act of 2019 by initially denying us a walk through of the apartment, flat out refusing to show us what he considered "damages", not allowing us the opportunity to mitigate any issues, not returning any of our security deposit, and finally by continually tacking on additional charges. It was only after the police and court were brought up did he relent.It's now four months later and we STILL have yet to see a single penny from our $3,000 security deposit.We finally had our court date with the sworn testimony of a NYS Trooper who was present for the "walk through" (I wouldn't really call it that though, Ed stood in one place the entire time ignoring me, and refusing to show me what he considered "damaged").He manipulated and intimidated his current workers into LYING for him while under oath in a court of law. He coached them into saying there was a "strong pet odor", the carpet was covered in pet stains, the walls had large gashes in them from what 'looked like a dog', and that the fridge and stove "were left like somebody had just cooked dinner on them". NONE OF THAT IS TRUE.I've provided pictures showing the condition I left the apartment in. Be the judge for yourself. Would you have willfully and wrongfully withheld my security deposit as well?I fear that Patanian's ultra conservative and homophobic views are what prompted his passive aggressive behavior and to keep the $3,000 security deposit my wife and I put down.Save yourself and look elsewhere.The judge agreed with us and dismissed the ridiculous countersuit. He awarded us monies and a judgment against the landlord. Unfortunately because of the three lying witness testimonies, it was not all of the security deposit but it should have been.Everyone even considering moving to Westfall Village should immediately reconsider. Please be aware there is a judgement against the landlord and understand that you will never get your deposit back.
