Amazing spot for the best boba tea and mochi doughnuts around! They use real tea and there are plenty of caffeine-free options. The strawberry matcha is delicious and they do not skimp on the jam, which is made with chunks of real strawberries. So good and I love their green tea too. The churro doughnut is my favorite. Nice atmosphere as well although sometimes it can be a little loud with the blender.
