The food is fantastic! Don't listen to people knocking the looks, honestly. They're snobs. The food is godly and the lady who runs it is a delight!
You don't sit in to eat anyways, so genuinely, who cares? It's clean judging by the H&S evaluation, and that's the only thing that matters.

We were in town for an event at Sanderson Ctr and walked down here to get takeaway lunch. I had not tried Banh Mi before so the lady working helped us pick and made a delicious grilled/BBQ pork combo. It was perfect. Fresh bread, tasty toppings. So good. Like getting lunch from a home kitchen. Also got a delicious mango boba. I will definitely go back here next time I am in the area. Note that payment is cash only.
This place looks super sketchy but the food is awesome. I've had about half of their menu so far and its all great food

If you experienced what you experienced here in Vietnam you wouldn't question it. The sandwich is good don't get me wrong, but the cleanliness and food handling is not up to Western standards. Wish it was and I suspect its why this place is not as busy as it should be.
