I love this Pips! The donuts are so yummy and fresh and their iced oatmilk japanese garden drink is to die for. Also, I just want to share a personal experience. I lost my backpack here with important items like medications, my wallet and job badge/lanyard. I called but they had closed so I reached out thru Instagram and they had found it. I went the next day and they had kept my items safe. They also had called my job to let them know they had my items. I cannot thank you enough as it would've been horrible if I had lost such valuable things. Huge shout out to the staff who let my job know and who kept my backpack safe. Thank you, thank you!

First time here. Enjoyed a chai flight and 4 delicious doughnuts. The seasonal flavor was my favorite. Tropical hibiscus.My Favorite chai’s are the emmylou and heart of gold.

I really do like Pip's! I've been 3-4 times now and will be going again - very consistent in quality.It's a go-to place to take out of town friends. The donuts are lightly crispy on the ourside and sooo soft on the inside, and the flavors always hit.I personally am only a fan of their Japanese Garden drink, the others are alright; not particularly sweet and a few are on the watery side. Overall, they do pair well with the ultra sweet donuts. Very cute inside, staff is nice (the gal complimented my sweater and gave us an extra Pip!), sliiigghhhtly on the expensive side.What i have in the photo altogether costed $21. Worth for a donut date though!Highly recommend the Reggie and Candied Maple Bacon Pips.

Their donuts are always hot and fresh and worth the short wait.Parking: Came on a Friday morning at 10 and had no issues parking but I could see when more business are open parking could get difficultKid-friendliness: Kids love donuts!Wheelchair accessibility: Curbs and lots of open spaces

i was elated to spot this location walking by. I had no idea they've been on this side since July. I was heading to get food & this was perfect, as i hadn't had breakfast yet. I am really thrilled that they opened on the Westside. i love unique small businesses & am glad that they have been a success thus far.The counter girl had a personable & friendly expression. I appreciated that she asked what else i had going on in my day. i could tell she was warm & genuine. Her greeting sets the initial example of how the business is managed.i look forward to trying the iced sticky rice milk tea at my next visit. That caught my eye on the menu.i would suggest that they provide utensils, spoons, forks & knives by the pick up bar. i preferred to use utensils than my fingers for the sticky doughnuts.

Didn't get to try it because they don't open until 10 am. Who knew you couldn't get a donut at 9:15 am on a Saturday morning at a donut shop because they'd be closed. Looks like it's a good place though. Update: I was in the neighborhood later in the day and had a chance to go to pips. Loved it. The Chai was special as were the donuts, and I thought the passion fruit was impressive. Service was top notch. Ambiance was perfect, we enjoyed it. For whatever reason they have those hours, must be for a reason, it's working.
Such a nice feel to this Cafe. It's huge but you can't tell because it's perfectly designed into cozy little areas. The tiny little donuts are adorable and delicious ?. The coffee is very good and only $2.50 for a large! Thank you for the free dozen on my birthday ?
