Pros:- They're full apartments, even the studios. Private bathroom and private kitchen! (no dishwasher though)- Rent is not that bad considering all utilities are included. You also get free access to Xfinity on Campus.- Although people moan a lot about the heating/AC system, it's better than nothing and nice to have most of the time.- Free laundry and gym.- The location is nice, super easy to get to class.Cons:- Noise isolation isn't great, particularly out into the hallway.- The fire drills happen too often imo.- The building isn't as friendly as a true dorm, so keep that in mind. If you like privacy though, this is probably a pro.- Parking is through an OSU RA pass, which is like $350-400 yearly and only works for the apartment lot.- Not sure how other apts are but I don't have a full-size fridge or space for it. Just a half height under counter fridge.Overall, I'd recommend living here.

My room has been getting up to 78° (with fan on, window open, shades drawn) for the past few weeks, and management doesn't care to fix it despite multiple residents complaining.

Bad communication system. The case is you talk with the stuff for the situation and then the day come they said they do not record anything and all wrong is you. I will remember this bad living experience and s several times annoyed by the email with bunch of valueless messages

The Pros:- Convenient location. Close to campus, Freddies, and downtown Corvallis. Bikeable and walkable.- Free laundry services.- A fitness facility.- Apartments are cozy and furnished when you move in.- Picturesque view from my apartment.- Clean lobby and public areas.The Cons:- Lack of communication between the residents and staff members. Our trash chute was out of order, but there is still no follow up if residents can resume using it.- The two places you can put your bike are your apartment or outside. My second weekend here, my bike got messed with on the bike racks. Also, some bikes are missing their seats.- It is near the frat houses, so it can get loud on weekends and game days.Other Notes- Half of the staff are caring and engaging, but a few staff members seem indifferent. How and when an issue is resolved depends on who you tell.Overall, I like living here. My apartment is great, and it is in an ideal spot. Since it just changed management from CHNW to OSU, I think they have some wrinkles to iron out, but so far, so good.

was looking into living here a couple months back because they allowed pets but now they’ve sold out and stopped allowing pets. can’t imagine how the current tenants feel who now have to get rid of their pets or find a new place to live.

Don’t live here, they’ll sell out halfway through your lease and make it so you can’t have your pets anymore with barely 30 days notice to find somewhere else to live. If I could give it 0 stars I would.

Absolutely love it here! Shealyn is amazing, she along with Olivia and Molly have been incredibly helpful, supportive, patient and an all around fantastic team. If you need anything they are there to help. My apartment is lovely and perfect for me with plenty of space 400sq ft <3 It is quiet, laundry in the building. The building is clean, well kept, well lit and safe. There is a small gym and hopefully it can open back up once the Covid numbers are below a certain percentage. There are plenty of quaint places to eat in the area. It's a hop, skip and a jump to OSU. One of my other favorite things is it is about 12 miles from the William L. Finely Wildlife Refuge which is a perfect getaway place if you need a break from studying. I highly recommend the Gem if you are looking for a place to live for school. :) I have read complaints of noise, and while I do hear sirens from time to time and fraternity parties off in the distance (from time-to-time), this is no different from living in a city where one hears, sirens, parties and neighbors through the walls (also from time-to-time; however, with much more frequency in a city). I personally have not heard my neighbors here. Footnote: I have lived in Los Angeles and New York, this place is a dream for me as I once lived on a fire truck route, now that is noisy. Another complaint I have read, the washer and dryers are $1.25 each, again, living in a city the machines are this and more. This is fairly priced and, for me, the machines are always working. If one isn't it is promptly fixed. This has been my experience and I have lived here almost 4 months.

Super close to campus (literally across the street) and is always kept clean by the staff. If there's one thing I would change, it would be to have thicker walls- as you can hear your neighbors pretty clearly. Other than that, the pros outweigh the cons, and is a great price compared to other apartments geared towards students in Corvallis.

A good place to rent the next campus, and friendly people working in the office!However, be prepared for AC problems = not working in a heatwave week hits and still waiting to get it fixed been a week now? I have called the office every day since the AC broke for the last week to ask about when it's going to be fix? and their response always ” We are working on getting it fixed” well and we just suppose to suffer in the apartment for more than one week??¿¿!

I rented here for around a year. The rooms are small (~300 sqft), but it is definitely enough space. The staff are helpful, kind, and good at their jobs. Leasing is easy, and the apartment common areas are well maintained. This is a great place to live, for easy access to the campus and food.
