I had to stop by Sweetgrass Mercantile to mail a jacket that a VCU Band member left in the Chucktown Sound storage room at TD Arena during the Charleston Classic. We noticed a small diner attached to the building and decided to try it out.
What we discovered was this hidden gem of a diner. In addition to having a fantastic menu and set up, the place serves breakfast all day.
How good was it?
Typically, Kate has me finish whatever she doesn't eat. This time, however, my breakfast sandwich was so good/filling that I couldn't help with her incredible BBQ pulled pork...at least for now.
Best believe I'll be devouring the leftovers -- and visiting Not Just Frank's again -- soon!

I’ve been going here for about a year, great service with a smile everytime! The breakfast biscuit with bacon is literally one of the most delicious foods I have ever eaten in my life. No joke! Love this place. Be patient though as they are busy

Outdoor seating, comfortable, and a quick bite if you’re on the go. I saw a few reviews on here that gave a couple of negative feedback. I know we all have our own preferences and of course we may have different experiences, etc. I’ve moved to this town four months ago and I started eating here pretty much a couple times a week because their breakfast sandwiches and burritos are outstanding. If you have a negative experience, I suggest you try it one more time and pick something different than what you usually get. That can definitely give you a better sense of how the food is. The guys are great, they give a military discount and are always happy to serve.
Horrible Hot dog. Stale bun, chili taste like it's canned dog meat. sadly won't be back, place used to be great...

Little expensive for what you get and where it is. It was a nice afternoon until the rain hit. The "Cafe" is located outside of a ACE hardware store off a busy highway 17. Difficult to find as the signage is low. My lady and I both liked the onion rings, they were lightly battered and not too greasy. Seating and parking is very minimal, just hope you don't go on a rainy day as the location provides zero coverage.

The food is good . Their prices are high considering the very low overhead….it’s a small outdoor lunch counter with no indoor seating (picnic atmosphere, ants included), bathroom is in hardware store and having a cook and 1 other person taking walk-up orders. They should be much cheaper than fast food restaurants with nice big buildings like Chick-Fil-A, McDonalds, 5 Guys, etc.

This is my 2nd time here and I don't know why I'm not here more. I got the chicken bacon ranch sammich with fries. The fries stayed hot the whole 15 min ride home, and the sammich....omg. It was so huge u couldn't pick it up! I ended up having to just scrape all the guts out! So good. 10 outta 10!
Unsure of what has happened, but the food quality has declined significantly. Costs are high, tips requested with every order, and the food ia terrible. Definitely not the same as a few years ago. New ownership?

Great little spot to grab breakfast or lunch! I’ve ordered the cowboy breakfast burrito here a few times and it’s always great. I appreciate the prices as well. It might be one of the last places in Mount Pleasant to get a good quality grab and go breakfast for a cheap price! You can’t go wrong with anything on their menu and they’re always more than happy to make some customizations for you too!
I don’t know how this place has such high ratings. It has to be the slowest “restaurant” ever. 45 mins for one bacon, egg and cheese bagel sandwich that was cold when I received it. No apologies. They either need to stop taking online orders or get more help. This is the third strike for them with me so I will not be going back to give them another chance.
