You can usually tell when a restaurant is doing something right when the parking lot is always packed with vehicles from the patrons. Upon entering the establishment, we were greeted and immediately seated. The staff is extremely friendly & courteous, and the food is superb!I absolutely loved the bright & vivid colors, the decor, and the overall atmosphere. Breakfast was so good during the first visit that we had to repeat the next day. I didn't want to try my chances at another similar restaurant because Theo's Pancake House really set the bar with the quality of its food and service! So this is definitely 'THE SPOT' for me.Parking: There's adequate parking spaces for this establishment. However, it can be difficult to find a space during the peak breakfast hours.Kid-friendliness: This establishment is very family & kid-friendly.Wheelchair accessibility: A wheelchair ramp does exist at the front porch.

High hopes - service was great - atmosphere great - food underwhelming - pancakes not good at all, they were flat and not fluffy at all. Bacon was thin and not thick at all. Lastly, no fresh butter? Only table butter in the plastic. :(

We had passed this pancake house during our stay. And the parking lot was always full. As we were leaving Myrtle Beach after a 5 day stay, we stopped for breakfast on Sunday. I’m thinking to myself, this is going to be a long wait!! I assumed the food has to be good, as parking lot is packed!! My assumption was spot on! We were seated immediately, NO WAIT!. The waiter was attentive and nice. Food came out quickly and was delicious. House fried potatoes were delicious and portions were generous. Husband loved the pancakes!

I had a fantastic breakfast experience while on vacation. The service, food, and atmosphere were all excellent. I ordered the crab cake Benedict and it was delicious—I would definitely recommend it. My wife chose the classic breakfast, which was equally satisfying and did not disappoint. The restaurant efficiently handled the flow of customers, ensuring no one felt rushed and the quality of the food remained high. Definitely give this place a try.

Great breakfast options. The French toast was very good. The service was quick. Staff from the hostess to the cashier were friendly and helpful. They all were engaged and treated you well. We would stop again when in the area. Love that it is not a chain - locally owned.

Great food and friendly staff, plus lots of tables and views of the place and nice music. the special was stuffed French toast with lots of strawberries and whip cream loved it. Friends had biscuits and gravy looked yummy.

Food was amazing! We had the special ( Strawberrt stuffed French Toast) and Chickecn Eggs Benedict. For drinks, we had hot chocolate, hot tea and water. The french toast was very sweet, but still delicious. The only thing we did not care for was the water. We would definitely come here again and highly recommend visiting if you are near.

The food was outstanding! we enjoyed the blue crabcake Benedict, it was so full of flavor and the eggs were cooked perfectly. The pancakes were sweet and fluffy and the sausage gravy on top of the homemade biscuit was the best we've had in a long time. Watching the staff work together made the experience a cut above the rest. THE Theo even came over and chatted with us for a bit during the brunch rush. The interior was clean and tastefully painted to give the place a classic beach vibe. 10/10!

Our favourite breakfast place in Myrtle Beach is Theo’s! The staff are all so personable, the wait times, even at their busiest is no more than 15 minutes and well worth the wait. We vacation here every March from Canada and can’t wait to get to Theo’s for great food and service! Definitely a five-star establishment and family run for many years!
