This ran down place has a mini split on the left side of the building before you enter the hallway that is "leaking". I have video and you can tell me if that is a leak from a "1 year old" unit. That has to be a clogged condensate line which is common sense. it isn't a broken pan nor is it frozen coils. They're so dirty it is obvious they don't clean the line nor the filter.
