Convenient location, great tea, and a semi decent spot to sit and hang out. Their "fire phoenix" oolong tea is pretty good.

Service is a little slow at times, but I wouldn't hold it against the staff as it tends to be extremely busy and crowded in store, AND they have a drive thru to manage as well. Parking is difficult just due to the location, as the entire strip mall tends to be packed.
I personally love the honey milk tea, though I have also tried the hokkaido milk tea. The beignet fries can be hit or miss; sometimes they're fantastic, but sometimes they have a sort of savory taste to them that makes me wonder if they use the same frying oil across different items, since it's not consistent across times we have ordered.
