Good fruit tea and boba spot. Peach fruit tea has pickled peach slices. Their Oolong tea has some herbal flavor, was not a fan. But Milktea was tasty Cozy interior - even good for study/work, if they would lower the music volume a bit.

They never have tapioca here. Everytime that I have been here they never have boba. And I came once when they just opened and they said they did not have tapioca. How do they not have boba when it is a teahouse?! You're better off going to Panda Garden next door that does have tapioca.

As a loyal and frequent customer, it is incredibly disheartening to witness the decline in service quality at this establishment. Although the tea itself is enjoyable, the overall experience has been consistently marred by unacceptable behavior and repeated mistakes. One staff member, in particular, exhibits an unprofessional and dismissive attitude, often responding to customers with hostility. On multiple occasions, she has deliberately erased my phone number from the rewards pad, preventing me from receiving points, and reacted with visible annoyance when I corrected it. She has also gotten my order wrong more than once, which only compounded the frustration. Even more concerning is the ongoing pattern of errors in fulfilling orders. I have received incorrect drinks over ten times, yet I was still charged for toppings and ingredients that were never included. This reflects a disturbing lack of attention to detail and a disregard for customer satisfaction.
It is unfortunate that what could be a great place is so severely undermined by poor service and a failure to uphold basic standards of professionalism.

So so thankful that our office is 2 minutes away from Jade’s! The Banh Mi is delicious and we have to get some at least once a week! And the Vietnamese coffee with crystal boba is a MUST!
