I've been a faithful customer over 20 yrs. Banh Bao lost quality - bun tastes rubbery, chewy, looks shinny like plastic (not fluffy like in the past); fillings have more cartilage chunks than usual, chewy. Also, Sesame balls are much greasier than normal. Either the owners or bakers have changed - quality of baked goods are not as good - hopefully it's a onetime mishap. I noticed this shop via the phone also.

When I worked at rice village cafe as assistant manager and help travel to this location to get 3 bags of banh mi bread here the cashier was always nice to me.
The service tries to push customers to buy abundant stuffs while they dont really agree that. They try to sell more but the way she did makes customers discomfort and never want to get back there.

The advertisement for sweet soup is very delicious, but in reality, when you buy it and eat it at home, it is very bad, and very sweet. No more sesame. Arrogant, not reputable. Never come here to buy tea again. Trying to eat a small piece is very bad so throw it in the trash.

Went to this bakery referred by a friend. And they over charge me. Even as I was told the total I asked why it was that total and supposedly did again but as I left and saw the receipt I noticed I had been charged double for 2 items I only got 1 of.I wanted to go back but my husband said to leave alone. I will definitely not go back here again. And I know they knew exactly what they were doing.

Why do you want to buy a loan because of yesterday's security? Tomorrow you will put on a ball of water. I'm asking you to let the buyer lose money. You have to bring me a solution to deal with my wife and siblings. I bought this money because I have to complain when I call the doctor to know if I'm sorry, the best thing to do is increase the price of this money because I know I'm not sure why.
