Quiet, clean, and no riff raff in the park. Friendly neighbors and beautiful views. 10 out of 10 recommend!
I've been here for 3 days now and so far loving it. Plan on staying at least a year, but the people are welcoming, and the owners are good folks. I've met up with Clancy a few times over the last 5 years, and the timing was just right to stay for a while! He hasn't changed much from the first meeting. He's just a great guy with a big heart. Works waaaay too hard. William assists in just about everything from helping you settle into grading spots flat and probably can handle all the maintenance and most needs of the park. They all strive to improve every day I've been here they are hard at work but take time to chat during much needed breaks. As a former employee of parks in Colorado, I know it is a tough job keeping an RV Park together. I think the Clancy, Renée, and William team are on the target and probably getting better with every challenge. I don't understand the low rating except that most negatives are from nearly 6-10 years ago before this team grabbed the reins for themselves. This is my 5th long term Park in 3 states, 3rd in the TX Hill Country area, and it is my favorite location by far. Rates are reasonable, and rules are standard for parks. It is by far the quietest. There are gravel spots but no dirt or mud mess like some parks without paved pads. There are many table areas with concrete pads, though. Only 1 or 2, maybe with a table on flat gravel. Hope this helps interest you in coming for a stay. If you want peace and quiet and are interested in having good people for neighbors, it's worth a look for sure! I may never leave!

On the Guadalupe river and next to the Ingram historical loop. If, you are self-contained you will do well. Quiet and relaxing. Full hook ups.
This little Parks a hidden treasure! Its on the bank of where Johnson River and Guadalupe join together. A great location for water activities and minutes from Kerrville!!
This was a great place to stay. Clancy and Renee are great people and did everything to make our stay pleasant and enjoyable. We would stay here again!!?☺

Nice clean park
Very nice and clean
We stayed a few weeks ago for two nights. Spoke to two gentlemen that were staying there and a lady the next day. It was quiet, people were pleasant. It did have cable TV but no internet on our phones. I believe that is the carrier in the area. Peculiar thing, the area was quaint but it appeared that most of the businesses were closed down.
Harold (owner) super hostile, vulgar, and demeaning towards tenants. Repeadetly accuses tenants of stealing. Very poor environment!
