I don’t know if this place is under new management, but I don’t really get the worse reviews. This is by far the best service I’ve gotten at an IHOP, perhaps the best at any restaurant. Ken was on top of it as a server and he didn’t forget a thing. He was very quick and efficient. And when we had a weird taste in our milkshake, the owner immediately offered to replace it with another milkshake. Overall, I had a great experience and I was recommend this place to anyone!

I got there at 9 am, after waiting for about 5 min I was offered a seat. it was not clean, it was so sticky. even the papers they had on the tavle was sticking and the waitress noticed it. So, she moved me to another dirty (ful of crumbs) table! The stroy is a bit longer, but I stop at this point. I will explain the rest if needed.
