New owners. Was so happy the food was not only just as good before but even better with the addition of Indian selections in addition to Vietnamese. Bahn mi’s are great and can’t wait to try the tandoori version which has been sold out each time I have visited.

I recently stopped by this small local shop and was genuinely impressed. The place has a cozy, welcoming vibe, and the staff were kind and attentive without being overbearing. The food was absolutely delicious, fresh, flavorful, and clearly made with care. What surprised me most was how well-priced everything was for the quality. It’s rare to find a spot that hits all the marks, great taste, great service, and great value. I’ll definitely be coming back soon!

I absolutely adore this store! It’s true that the owners have changed and some new menu items have been added, but I disagree with the negative reviewers! The new items are good, and they have tried to keep some of the authenticity of the old menu!
All in all, no one else can get my Coconut Milk Tea order just right like the employees at this store! Thank you for the pleasant conversation and experience!

Before Covid, my family and I were loyal customers of 5t ice. Then, the store switched owners and all of a sudden we noticed a major difference in customer service, food quality and cleanliness. Yesterday, I decided to try it out to see if they may have improved. I was sorely disappointed. A friend and I ordered two drinks (mango milkshake and a ube milkshake) that took 15-20 mins to complete and the quality of the drinks were unfortunately not up to standard. After drinking a few sips, my friend noticed a disgusting snot looking chunk in her mango milkshake. It seemed to be a moldy piece of mango. We were absolutely crushed that this once amazing and delicious dessert spot had gone to ruins. On another note, the interior of the store looks very unkept and disorganized. The lamp shades are cardboard sheet paper (still having the barcode label on it and loosely stapled together). The floors are sticky and the fridge also needs a thorough wipe down as well.

The Menu has changed. If you’ve been here, they have a very loud doorbell. I could hear someone in the back, which isn’t unusual. After waiting for a few minutes and loudly saying Hello! Hello! Hello! without seeing anyone, I️ finally left. A sad waste of a lunch break, but I️ suspect I️ was going to be disappointed regardless.
I️ won’t be coming back. I️ can tell that the food won’t be the same—the delicious huge handmade bao are now sold as a half size frozen factory molded bun affair—ew. Even the Pandan looks wrong and overdosed with food coloring.
I️ went here specifically for tasty, home style, authentic southeast Asian food, and now their major advertised product is “viral Dubai chocolate.”
Sad to see this one go.

Got Buko Pandan and they offered to add shaved ice or ice cream on top. I got ice cream. It was delicious! I’ve had their Falooda in the past and even that was pretty good.

My Buko Pandan milkshake was delicious! My first time here and they had so many flavors and treats to choose from. They were kind and welcoming when I walked in and quick to make my milkshake. I’ll be back to try more items from the menu!
