I like the area / location of the apartment but I wasn’t so happy with the bike parking lot. There are only 3 short bike racks for 20-25 bikes and there are no where to put my bike and I know some people have to leave their bikes unattended on the grass or lean on the wall. I call to ask if we could have more but the manager say the owner doesn’t want to add more. I really hope they can fix up on that because bringing an E-bike up and down the small elevator everyday isn’t a good solution either and I’m concerned if leaving it unattended out the yard. There are a lot people having bikes so this could solve the problem for many others as well.
EXTREME LEAK AND FLOOD WARNING !!! AVOID AT ALL COSTS !!I lived in 703. If you live on the top floor, you will be subjected to SEVERE ROOF LEAKS and management will keep telling you “We are working hard to fix the issue and treating it as an emergency.” They tried 7 TIMES to fix it over 10 months. Failed every time. DO NOT BELIEVE A WORD THEY SAY. THEY WILL NOT SOLVE THE PROBLEM PROPERLY. 1 person has been living with roof leaks for 17 YEARS. Another had a leak so bad it trickled down into the 5 floors below them and they had to move out. I was in 703 and the maintenance workers would cut into the roofing MAKING THE PROBLEM WORSE and then poorly gluing it back together. They hired roofing contractors after I pointed out they were using materials that specifically stated it shouldn't be used on EDPM roofs, BUT MORE LEAKS STILL APPEARED AFTER THE REPAIR.The most widespread issue is the pipes. Every maintenance worker will tell you how brittle and old the pipes are in this building and I've seen PIPES BURSTING AND FLOODING ENTIRE FLOORS MULTIPLE TIMES. The first floor floods every time the test the fire alarm for some reason, I’ve seen it happen twice. Recently a pipe burst and FLOODED APARTMENTS 2 FLOORS DOWN. It happens on every floor. You may get lucky, or maybe you won’t.The final straw for me is when the HEATING BROKE FOR 3 WEEKS right after I got home from Christmas. Once they “Fixed It” the pipe burst flooded my entire apartment. They sucked up the water but everything still SMELLED LIKE ROTTING FISH. Oh, and THE HEAT WAS STILL BROKEN. I was too afraid to have them fix the heating in fear the pipe would just burst again so I packed my things and moved out. Now I’m STUCK PAYING RENT even though this place is a dangerous place to live in. I AND EVERYONE IN THIS BUILDING DESERVES THEIR MONEY BACKAfter I left in January, i received multiple emails about needing to enter units to check on HVAC units. I spoke with a few tenants that are still living there and EVERYONE HAS EXPERIENCED FLOODING.The other positive reviews you see here? They are either old reviews from when this building wasn’t falling apart, or they got lucky. THIS BUILDING IS BEYOND REPAIR. IT NEEDS A FULL OVERHAUL AND PMC WILL REFUSE TO DO THAT.DO NOT LIVE HERE. PMC DOES NOT CARE ABOUT YOU, THEY ONLY WANT YOUR MONEY.DO NOT BELIEVE ANYTHING THEY TELL YOU. THEY ARE LIARS AND THEY WILL GASLIGHT YOU TO MAKE YOU FEEL LIKE THE PROBLEM
Hey guys! The key fob system to the building is broken and there's no maintenance number, so I thought I'd try to reach you here. I put in an online request two and a half hours ago but haven't heard back yet. Was just wondering if someone could stop by and let us in. Thanks so much!
The maintenance team works quickly to address your issues but property management does not always allow them the budget to fix the problem. I reported a loud whooshing sound in the pipe that ran through my bedroom wall, every month for one year. The property manager put me off and said it wasn't fixable. Finally they brought in a contractor who in five minutes diagnosed my water meter was cracked - removed it and the sound stopped. The property manager could have brought, Neil, the contractor in a year earlier but was cheap. Then the pipe burst setting off 108 fire alarms at once. The building subpump was broken and caused the building to rumble for 18 months and for floors to rotate whic would go without water for up to a week at a time. If the subpump in a building this size explodes it would actually hurt people. My next door neighbors were cooking drugs, yelling about Heroine and Cocaine. Their fire alarm went off constantly and twice my apartment filled with smokey chemicals from them cooking drugs. Property Management did nothing and said there was nothing they could do. The lease prohibits illegal activity and they should have been evicted. I had to report the issue to the City Council to get anything to happen and at that time they fled the aprtment. The lock of the building main entrance was broken for two years. The unhoused and homeless would sleep all over the building- in the elevator and the out buildings. Still management didn't fix the lock on the main entrance of the building. The worst part of all of this was how the property manager treated me for addressing these issues. At point the property manger would pretend not to hear the loud sound coming from the pipe that later burst. Gaslighting her tenants and not protecting the building or safety of the tenants. The building is one hundred years old and discloses lead paint in the lease, had dated fixtures and is coming apart at the seams. The way management will treat you though...that is the reason to not move in.

Perks: rooftop, location, great updated gym, nice sized apartments, Beth is quick with communicating back, maintenance staff and residents Ray and Kevin are super friendlyCons( mostly at fault to PMC not staff mentioned above): ac and heat have been periodically going out with no fix in sight because it’s an older building, elevator has been broken for a while now due to a part out of stockDespite these two problems they have decided to renovate the lobby which isn’t used often and took away free parking spaces to create 6 more paid parking spaces which equates to $300 in revenue a month for PMC. Since becoming paid spots those spots are always vacant—so more wasted space.

Beth is an AMAZING property manager! She was so accommodating when we toured and she made the entire apartment hunting experience 10000x better. Plus the location is fantastic and the apartments are really well kept. Highly recommend Kensington Court!

Love living here, I have been here for many years living in a couple of apartments over that time. Property manager, Beth, is always willing to assist and answers emails in a very timely fashion. Love the maintenance staff, roof top deck, fun neighbors, awesome location close to everything! It is a secure building that must be buzzed into with a key fob which makes you feel more secure. Just renewed for another year! Highly recommend!

Moved in a year ago. I've been very happy living here. The building is an old hospital that has been refurbished/renovated into apartments. It has a lot of character, is solid concrete, and virtually sound proof. The area surrounding the building is very green, (I have a dog) and there's also a courtyard. The maintenance team (Ray and Kevin) are friendly, helpful and respond to maintenance requests in a timely manner. The building's clean and well maintained. Leasing staff are most helpful, (Angela and Crystal) with the complexities/nuances of moving in. The area's great for foodies...a Japanese, Mexican, Italian, and pub food are one block over on Sheppard and Patterson. The Museum District is rated as one of the safest neighborhoods in Richmond by RPD. Five easy stars.
I’ve lived at Kensington Court Apartments for 6 years. The building is in a great location, close to museums, great local restaurants and bars. Has great features; a large gated courtyard, updated fitness center, pool table, lounge and a furnished rooftop deck. The parking lot alone is enough to make this place stand out. Who likes parallel parking in the city!? The property manager, Beth Beasley, along with her staff are always so friendly and helpful. I would recommend this complex to anyone.
Difficulty getting PMC management to respond to urgent maintenance request. No hot water to kitchen or bath room sinks for over a week. Two work orders generated on PMC online maintenance format, no response from PMC
They can't fix the leaking ceiling. It's been over a year and it still leaks.
We had maintenance (bug prevention) for the whole building today. I am at home all day and didn't want someone just coming in randomly. So I called up the Kensington people and I got Crystal, if you are moving in then this will be your angel. She made it so I was first on the list to be checked out so I won't have to worry about someone just coming in. Seriously just ask and they will try to make it happen. Awesome job guys.
