Last weekend I wanted to take my wife out for seafood but I was tired of the same ol food. I remembered seeing the sign for this place and decided we would drive almost an hour to try it out. This was an excellent decision. Thankfully there was extra parking in the rear for my large pickup truck. The building is old and may not be the most appealing for some but we came for the food not the building (note; the small hole in the wall & mom and pop shops tend to have the best food). When we entered, the staff greeted us instantly and with a smile like they truly loved what they do. They explained their menu and provided recommendations. Now the good part. We ordered the trio roll and a lobster grilled cheese and we were not disappointed at all. They were made with real lobster meat from the tail which you could see them cook and prepare the food. Both choices were fantastic. We plan to go back this weekend. The owner/staff made sure that we were satisfied, had everything we needed or wanted and went the extra mile to ensure that our first experience here was a great one. The food and staff would get more stars if it was possible.
The food is very good and service is friendly. The amount of food for the price doesn't seem comparable, IMHO. But, I'd definitely eat here again.
A true hole-in-the-wall. If your looking for ambiance keep driving. The lobster role was meh, served on a hot dog bun so quite tiny by lobster roll standards. It was good, but I could easily eat another.
A small but really good place for getting Lobster rolls outside New England. They also do shrimp and crak rolls. Yum!!!
I absolutely love Ann's Lobster Rolls. You have the option to get lobster, crab and shrimp or any combination thereof. The rolls are delicious. They give you so much, you can't eat it all in one setting. The seafood is always fresh and they have french fries to die for. If you are looking for the best lobster roll in the Stafford area, you have to go get one from Ann's Lobster Rolls!
The shrimp were delicious. They were out of lobster but it said so on the door so we were happy to get the shrimp. Not what I expected sitting in traffic on 1 and there is a seafood ? Great and the ppl r too
Absolutely disappointed.We called to order to go and wanted to order a Lobster Roll, to our surprise they did not have any. We settled for a crab roll, when getting back to work with four rolls and a side of fries, there was a scoop of crabmeat with a roll that was hard and not even edible. None of our meals at almost $100 for lunch was left to be desirable. Never will we be back again.
We found this restaurant on Yelp. The reviews talked about the amazing lobster rolls. Sadly due to COVID, they were out of lobster. No fears!! The owner hooked us up with a sampler plate. Yummy!! The crab and shrimp stew was out of this world!! The tuna salad, chicken salad and fries were delicious! We will definitely stop again!
First time I had Ann’s was years ago from her food truck on base…it was good but boy have things changed since. I ordered the trio lobster roll the other day and it looked nothing like the customer pictures. A stale hot dog bun that broke apart when you tried to put the little bit of meat in. For almost $30 (price was higher than advertised) I was taken aback for sure. Won’t be returning.

Located literally right next to the highway, be mindful of the zipping cars behind you when trying to pull in and park. The place is cozy, and the service is old school Virginia friendly. I ordered three items, a lobster roll, the trio (crab, shrimp, lobster), and waffle fries.The lobster roll was perfect. Perfectly seasoned lobster meat on a buttered bun. That's it. That's all you need. No other filling. The trio was the same. Perfectly seasoned crab meat, shrimp, and lobster. You get two buns and enough meat for both. And finally, the waffle fries were awesome.Just fantastic food. I'll be back. Well done.

I really dont see how the reviews are so favorable. We ordered the lobster roll for $22.00 and a lobster grilled cheese and fries.The lobster was not fresh by any stretch and had absolutely NO flavor. The lobster roll was served on what looked almost like a hot dog bun, and did not look anything like the pictures from other patrons. The grilled cheese was simply 2 peices of white bread and a cheese slice with the same flavorless lobster peices. For 15.00, I would expect at least a variety of cheeses on maybe Texas Toast, or something along those lines. 2 stars because the lady who took our order was nice, and the fries were good
Delicious!!! The food is made to the order. We had the trio of the lobster, crab and shrimp over fries. The food was amazing! It’s served with a sauce on the side that’s just as amazing. Must visit, will definitely be back.

First time here, I will come back. I got the Lobster Roll. There was a generous amount of meat on the bun, good value for the price. We were told it was "Served hot and seasoned with Old Bay". I asked for "light" on the Old Bay and that was ok. I feel like there was too much salt added during the cooking process, so much so that I couldn't really enjoy the lobster. Next time I'll ask for no seasoning at all and I think I'll like it better.
