What happened to this place? It used to be incredible, now nearly everything we ordered is flavorless, greasy, and the presentation is down the drain.Everything is awful.

Good BBQ pork bun and shu MI. Shrimp balls had obvious bits of fish, taste and texture were a mix of shrimp and fish. Not good. Vegetable rolls were gummy inside. It didn't seem clean. If you liked the former menu you might not like the change, we didn't and won't be back.

We went on a weekday, there's only one server/host. Her clothes were dirty and she seemed like she didn't sleep all night. The restaurant itself was.. sticky and greasy feel. Service speed was ok, but food was only 50% cooked. So we left after the second meal came, which again, was only 50% cooked. We just don't trust their food to be safe to eat... Wil Not come back for sure.

Such a shame. This was one of the best. But now the new owners seem to have properly ruined this place. Rice rolls were thick and stale. Bean curd rolls were burnt and chewy. Tender chicken rice over lotus leaf is ok but completely different recipe as in the past. Very sad.

Today I placed my usual order for pickup, and had no idea it was under new ownership. The quality of the dim sum was very poor. The shrimp chives were spoiled, chicken feet were burnt, soy sauce chowmein was bland, and piggy buns were not fully cooked! I’m definitely not going back!
This place is amazing. Went on a weekday, so it was a really good experience as it was not too crowded. The portions are great and everything tastes fresh. This place is definitely a hidden gem!

Decided to this new place after being tired to waiting in long list at the different restaurant. This place is awesome. Friendly staff. Foods actually better than our last dim sum place. Although the menu is not too big. But the quality of them definitely beat the other places we have eaten.

Every bite of everything was delicious. Fresh soy sauce chow mein was full of flavor and char. Juicy pork dumplings are heaven, salted egg bun is perfect. We got more, but I won’t spoil the rest.

Good local dim sum close to Edmonds. It’s a small place so we often do takeout but sometimes eat in (if the wait isn’t too bad). The service is so-so. The foods I like to order here are the 小笼汤包, 烧卖, piggy bun, radish cake, taro nest, sticky rice, black bean pork ribs. Their 虾饺 is not that good.. chicken feet are also only okay but nice to have if you’re craving it.
