I love pattys. Tried this location. Biscuit and gravy is my go to.
My gravy was lumpy. Taste was ok. Price was reasonable. Ill try again.

I used to be a frequent client here. We had a terrible experience with the “manager” Carmen. Her attitude with clients and employees is unacceptable. We were waiting over 20 min to be seated when we asked if we can seat on one of the 2 tables were empty she said no but not in a good way she was extremely rude when I asked her in a friendly way then she approached to me on our table trying to intimidate me and give crap (obviously I didn’t allow her). I also witnessed the way she talked to the staff there and was not ok.
Even the waitress apologized for that which were not their fault.
Waitress are friendly, food is good but this lady will ruin this place. I hope the owner take some action here. I always recommend this place to family and friends but I won’t anymore.

I want to start by saying that I had already heard negative comments about this restaurant. Today was my first time visiting despite those reviews. Unfortunately, the experience was terrible due to the behavior of the “manager.”

My friend and I waited over 20 minutes to be seated. There were two large tables that were clean and empty, but the manager (her name is Carmen) refused to seat us there, saying they weren’t meant for more people (there were four of us, and the tables seated at least six). My friend spoke with one of the waitresses, who agreed that we could sit at one of the tables.

After we sat down, the manager approached my friend with a very rude and arrogant attitude, raising her voice and telling her that she couldn’t come into the restaurant and do whatever she wanted. We did nothing inappropriate — we only sat at an empty table after a waitress told us it was okay. When my friend explained she was a regular customer and asked to be treated respectfully, the manager said she didn’t care and started arguing.

This is unacceptable behavior for someone in a management position. Carmen should not be working in customer service. What kind of manager treats customers with such disrespect and arrogance? Again someone like this should not be working in a customer-facing position. I truly hope the owner of this restaurant reads the many negative reviews that exist solely because of this woman.

On a positive note, all of the waitresses were attentive, kind, and professional — a complete contrast to the manager.

My wife and I called to make an order and Carmen the manager asked me a few questions and I asked her a few questions in return. Based on my order. I feel like she didn’t understand my question. I’m not sure. But her response to my question was to hang up and I don’t think that’s appropriate. We actually had to call a different location and order our food from there. Thank you mountlake terrace for being professional stand up employees

Patty's is ALWAYS great! It doesn't matter which one you go to, they're all great! I met my friend at the Hwy 99 and 220th Patty's this morning. Our waitress was a sweetheart and very efficient.

Second go around since they first opened. They have expanded the space. Nice and clean, very inviting, TVs on the wall, but set to commercials.

Help was very nice. I could check in for any needs but kept water and coffee full.

The wife had the crepes plater with comes with 2 eggs and your choice of protein, she choose bacon. Eggs were ordered cooked hard, bit clearly cooked on a too hot griddle as they were rubbery, but bacon was good. Crepes were good also, they make them European style with vanilla in them which pairs nicely with the Devonshire cream and berry jam.

I had the Country Benedict, which is two English muffin halfs, country sausage patty, poached eggs, and covered in sausage gravey with a side of hashbrowns. The English muffin halfs were toasted. Hashbrowns had a pale brown on them, clearly need to get the hashbrowns going so they get brown and crisp. Raw potato taste, good thing I could mix it with the sausage gravy.

Coffee is decent, sold bold flavor, medium roast I think, clearly not a dark roast which usually has a fishy smell to me.

Much better than my last visit, still needs some work, but a decent breakfast spot that I would say anyone could find something to eat as the breakfast menunisn3 pages of options, scrambles, omelets, Frenchtown, pancakes, crepes, 3 and 4 egg breakfasts, plenty of comfort food choices.

Small wait for a table to seat all 5 of us. Waiter was professional and friendly. Food quality was great, and the portions were large, even in the senior mini menu.

If they are automatically add 20% gratuity to the bill because we are a large group then the service should match that gratuity. Example: if you forget syrup for the pancakes of the 3 smallest most hungry and boisterous in the group you should get that syrup when it's asked for.... Fast!. You shouldn't have to be asked a second time after other breakfasts are half eaten.

The food wasn't cooked. We had breakfast scrambles. The peppers and onion had never seen the grill and cheese not melted...still grated. Shocking, really. Also had to ask for drinks twice & waited too long for the bill. Not going back.
