Small boba shop in the same shopping center as Ranch 99 that offers to-go only. My go-to is Sea Salt Ube Milk Tea with Boba. Boba has good texture 4/5. There is rarely any wait, and plenty of parking.

I got the strawberry matcha fresh milk and was disappointed. In terms of strawberry jam, might be one of my least favorite, it was very stringy and pretty sweet. The matcha itself was okay.

Classic milk tea is a great hit. Recently move to the area, my go-to boba drink is oolong milktea but they don't have it here so I give this a try. It is good! The drink does not look so appealing from the picture/poster they have (look a little watery) but it was creamy as I wish . This will be my go-to boba spot from now on. Ordered 25% sugar but it tasted quite sweet, since the boba is already sweet, will try the drink with 0 sugar next time and see. Popcorn chicken was...
