Don't expect a tea room. Tea is by special order on line and Saturdays only. Impressive tea wall,amazing sandwich. Limited comfortable seating, mostly hard chairs. But great lunch spot.

We love this place. Their avocado toast is to die for and their breakfast burrito is perfect. And you can't leave without checking out their baked goods. I typically leave with at least a slice of cake and something a bit smaller.

My husband and I got the breakfast sandwiches and he also picked the scone that people were raving about. It didn't look like how it was drawn, but I don't dock for that. He personally said it wasn't anything special and the breakfast sandwiches were ok. The top bun of the seeded ciabatta was really good.
