SUPER CUTE AND TASTY! they have adorable Christmas decorations and we loved the coffee crema (cold) and the brown sugar latte (hot). Very nice staff and drinks came out in a jiffy. My girlfriend said she’d give the flavor 10 stars if she could. 10/10 recommend if you’re in Seattle 😊😊

This place has a great vibe to it and is very modernized but looks amazing. It’s by the university district so it is quite busy. I had the pumpkin spice latte and it was delicious! Unfortunate that my drink choice is based off seasonal time, but they also had other options that also sounded delicious . Their water dispenser and cups are located on a public counter so you don’t have to ask for water, A+ thinking.

The coffee had such a thick layer of cream to the point where half the drink was cream. It felt like a milkshake when drinking through a straw. Coffee itself was strong but sweet due to excess cream.

Sip House in Seattle is a great spot with a comfortable, modern atmosphere that’s perfect for meeting up or enjoying a quiet moment. Their iced Vietnamese coffee is a standout—rich, strong, and well-balanced, showing real attention to quality and flavor. While the drink prices are on the higher side, the unique options and well-crafted beverages make it worth considering for a treat. Overall, a solid choice if you’re looking to enjoy something a little different and don’t mind the splurge. It does get very packed quite often with students studying, so it may be difficult to find a seat.

Waited in long line. Ordered 3 drinks. Cashier confirmed it was 3 drinks before paying. Got 2 drinks at counter. Had us go all the way back to the line to get 3rd drink. For a mistake they made. Poor service. Pistachio cream latte is good though.

The people who work here are not personable or friendly at all. Asked for the wifi password and not a word was exchanged. I was just stared at and given a piece of paper with it written. Felt like I was being a bother to ask for something that should be given anyways to the public after spending $8+ on a drink.

4 employees were just chatting. Not making my drink!!! Although I was only one waiting, it took 10 mins to get one coffee. Not coming back for sure.

I’m writing this review after having occasionally visited Sip House over the past year. It’s close to me and is quick solution whenever I want some tea or coffee. I don’t understand how this place has managed to get the ratings it has —let alone stay in business. The coffee is bad compared to what else you can find practically anywhere in Seattle. The pastries you can find better at your local grocery store and are frequently stale. The main appeal would definitely be the specialty drinks. The only problem is that there are wild inconsistencies in the way they are prepared with the taste changing almost every order. Again, this is being said after having visited over the course of a year. Just recently I ordered a specialty drink, $8 dollars in total with tip, and it quite literally tasted as if they had steamed oat milk and diluted it with water with a rancid aftertaste. I threw it in the trash after two sips. By far the most overpriced and overcrowded establishment in the U district, undoubtedly hailing most of its success from the students in the area. Would be worth it if they could make the drinks with reasonable consistency and maybe source pastries that don’t taste like they’ve been sitting on a since last week. Must be called sip house because you only take one “sip” before you realize there’s no point in finishing the rest.

Absolutely lovely service and even more delicious pistachio creme latte. The staff were friendly and explained the drinks to me (1st timer). The drink was amazing, can't wait to go back and try something else.

Well, they handed me unsealed hot coffee, and I burned myself. The frustrating part is that it wasn't by accident. The lady knew the lid was not the right fit for the cup, but she handed it to me anyway. When I complained, she poured my cappuccino into another cup and gave it to me—without any apology. I won’t recommend this place. They do a sloppy job.

My favorite boba place in Seattle! I honestly come here too often but it really is consistently excellent. I'm a bit picky about the pearl texture and this place gets it perfect. Add to that the creativity and deliciousness of the drinks and it's over for my wallet. The mint mojito coffee is fantastic: creamy and flavorful and honestly my go-to when it's available. The ube and pistachio are the same consistency and very good too. My other go-to is their lemongrass series, especially the lychee. Not too sweet and very refreshing. One thing to keep in mind is that I sometimes come later in the day after work and they are often out of boba if it's after 5.
I always get my drinks to go, but the atmosphere is really nice and I see lots of college students working on laptops there, as well as folks just hanging out with their drinks.
Sometimes there are pastries available and other times not, but the croissant i had a few weeks ago was fantastic. I should have asked to confirm but it looked/tasted like it was from The French Guys??
One note is that parking can be tricky. If it's after 5 or on a weekend, though, you can park across the street at the University Heights community center.
Oh! And very good service! Friendly staff and quick wait times :)
