This place sucks. Don’t live here. I would give it 0 stars if I could. The apartments themselves are pretty nice but you can get that anywhere on the same steet. The amenities aren’t cleaned or kept up to standard. The front desk is TERRIBLE and not helpful whatsoever. It seems like they’re never there and aren’t helpful when they are. They are often on smoke breaks or leave way before close. And the worst of it all is I have had over 10 packages stolen from the lobby and the front desk does nothing about it. They just keep letting random people in with no regard for their residents. Do not live here and hopefully new management will buy take over this place when the current one fails.
Toured an apartment with my friend and was super impressed with Sara’s knowledge and whit. You can tell she not only knows about the building, but loves what she does. Originally we were looking forward to touring Hayes the least, but after meeting Sara, it’s now our #1 option. Hope to live there soon!
The leasing agent is always so nice and cheerful, he looks like a giant teddy bear. He's also nice to the resident's dogs, he's always greeting people with a smile.
I have been extremely disappointed with my experience at The Hayes on Stone Way. The facilities are consistently dirty and poorly maintained. The common areas, especially the roof and the gym, are filthy and neglected. It's clear that no effort is made to keep these spaces clean or functional.
Additionally, the desk staff is never helpful. Half the time, they are either on their phones or outside smoking cigarettes, making it impossible to get any assistance when needed. This lack of professionalism and care is unacceptable.
I would not recommend The Hayes on Stone Way to anyone looking for a clean and well-managed living environment.
Just visited to tour and Sara was very helpful. She provided a lot of transparent advice and showed knowledge on all of the units we toured.
They also have a move-in special happening now!

TLDR: Avoid living here if possible, management is terrible. Location is great, but there are other places in the area. Apartments are generic.
The good: Centrally located right on the 62 bus line. It's super close to the bike trail. There is a rooftop with a great view. The amenities are decent when they're usable. The apartments are generic, but can be nice enough for the price compared to surrounding buildings. There have been some great front office employees, but they all leave.
The bad:
I've lived here for several years and things have gone downhill majorly since the new management company took over. They are uncommunicative, slow to respond to any resident concerns unless it's going to to affect their bottom line, and clearly suck to work for because they can't retain a decent front office person/leasing consultant. They have been unhelpful temps for months and anyone of any competence that's hired leaves within months. They generally never send out communication about problems in the building for fear of "alarming residents unnecessarily" and tend to blame whatever problem on residents when they're somehow forced to.
A few highlights:
-Packages frequently stolen from the mail room. Cameras generally not helpful and footage only kept for a short time.
-Storage room broken into, no communication to the building or even to some residents affected.
-Gas tanks drilled in the "locked" garage. Residents had to reach out to management asking them to let the building know that something had happened.
-Periodic car break ins in the "locked" garage. Residents blamed for leaving valuables in their cars.
-Homeless person living in the common room for 1-2 weeks. No communication from management to acknowledge it happened even when it appeared lighter fluid had been poured on the furniture. Residents blamed for not preventing people from coming into the building.
-Cushions removed from the rooftop furniture and have not been replaced for months. Good luck enjoying the fire pits on the roof.
-Projector in the movie room frequently nonfunctional because of iPad/connection issues. Ask them to show you how it works when you visit.
They may counter the security issues saying that they hired a security firm. This took more than a year of fairly constant advocacy by residents and multiple episodes of escalating security problems. They're only available overnight after 9PM and no one's in the office after 6PM so...
Beyond that, they charge you for the bike room where repair equipment/pump has been broken forever and the hose head has been broken forever. Also, see above for security concerns with any of these common spaces.
Overall: There are definite nice things to living here, but there are enough places in the area that are functionally the same that you can live somewhere else given then choice. Any benefits are outweighed by the ongoing issues that management seems unable or unwilling to address.

I lived at the Hayes for a little over a year and could not be more excited to have moved out. This place went way downhill over the course of the past year.
My two major issues have been safety/security, and management. This building is advertised as controlled access, but there is a major design flaw where the egress door to the building in the retail part of the garage is unlocked, and per management, has to be due to fire code. Since the main garage door is open from 6am-10:30pm, that allows a great opportunity for people who don’t live here to walk right on in. And yes, that has happened many many times!
I live in the one unit (126) that is accessible to all these people who don’t live here coming in and have come face to face with them on several occasions (luckily nothing bad ever happened). I had a dude laying down on the floor outside my door once as if he was going to spend the night there (which is sad that we have those issues as a society, but still from a sense of security perspective warrants a complaint) and have been woken up at 3 am to someone trying to crowbar hammer the controlled access door to the lobby out in the hall. Recently had a guy standing outside my door and when I got back with my dog, he was asking me how he could get into the main office for a tour or something (at 9pm, yeah right). I heard him still in the hall through my door that he eventually got in when someone else opened the door, so hopefully nothing was taken from the lobby such as packages that are usually left out and in plain sight.
Every time I brought this issue up with management, they said “their hands were tied” with the fire department and there was nothing they could do. Okay? Well then don’t rent out a unit in a controlled access building that doesn’t have controlled access, or find another way to solve this problem. They kept claiming a solution like after hour security would be coming “soon”. Funny enough, I think they finally added an after hour security number right after I left. Additionally it seemed that they only ever really responded to emails on these issues at all when I was borderline annoying about it. It was stressful going to sleep at night knowing people could get in, definitely took a toll on mental health.
Anyways, in general I felt management really was not great at handling this situation, and while I could have moved to another unit that would have controlled access, I’d rather move elsewhere even it’s right across the street just to avoid them. I’m sure they may respond to this review trying to justify the whole situation as they always did with me, but overall it just doesn’t sit right with me, and I’m pretty sure any resident/customer would agree if they were put in my situation. The one star I’m willing to give goes to the maintenance team at the Hayes. The guy in charge of maintenance was always on top of things and helped me out immediately when I had a problem. He deserves all the praise for this place.
Lastly for the humor, looks like they have it listed now for 1600 a month with a special offer… they were going to charge me over 1900 a month for a renewal 😂 I guess at least the unfortunate soul who has this unit next will have super cheap rent for the area! Not worth the stress though.
Lastly lastly, this is in no way an Avenue5 problem (parent company who owns the building), I have rented from them in the past and currently do at my new place, and they have been wonderful. Unfortunately my experience at the Hayes (hopefully)
was a one off event.
I have lived here for a year and a half and I'm writing this so prospective renters know what questions to ask when they come for tours. This apartment is in a great locations, and the rooms are nice and the commons spaces are kept clean. However management is atrocious and useless. We've have many issues with security in the past month and not a single email from management telling us what happened, they haven't fixed our call box and it's been months, they refuse to hire after hours security, and they won't put cameras in. We've had many break ins in the garage which is gated, and many packages stolen from the lobby.
I’ve lived at the Hayes for 3 years, and just moved to another unit inside the building. The units and common spaces are kept clean, great view from the roof, maintenance requests were prompt, and Saori from the leasing office was super helpful, responsive, and accommodating.
Just wanted to shoutout Julio at The Hayes. I flew into Seattle at midnight and learned my key fob had stopped working. I was locked out of the building/my apartment and called the after hours/emergency line. Julio responded immediately and traveled (in the rain) to not only get me inside, but also programmed a new fob and stayed with me to test it and ensure it worked. Every time I see him around the building, he is friendly and positive no matter how busy he is. He is extremely professional and attentive, and an incredible asset to The Hayes.

Not terrible but there were several problems during my three-year stay. Biggest one was no security camera on the storage rooms and after we found our locker broken into and our $2,500 bike stolen, we found out that management knew about lockers being broken into, but didn't inform us about it, investigate, or change the code to the storage room - negligent. Secondly, emails, phone calls and voicemails were ignored. My apartment was adjacent to Bishops hair salon which played loud music from 10-7 all day which was a big daily nuisance (could still be heard over a few white noise machines I had going throughout my apartment) - front office ignored my email about it, among several other emails that never got a response. Thirdly, people regularly let their dogs poop on the roof and left it there - and nothing was done about it other than an email asking people to clean up after their pets (problem continued). Fourth, an expensive move out cleaning bill even though I did a thorough job of cleaning the unit. Still not too bad of an experience overall.
I think the Hayes apartment building is great. While I would give the building itself 4 stars, I'd give the staff 5 stars. The apartmentI have is always warm in the winter, has good lighting, and is in an ideal location. The premises are clean although has funny smells from time to time (hence the 4-stars for the building, although i think this is normal for these complexes). For the staff, i have to give it 5 stars. Matt (the manager) is amazing. He is responsive and very accommodating whenever I've had questions and any issues that need to be addressed. Similarly, the building staff (specifically Stan and Julio) are amazing. They really work hard and do a great job of maintaining the property, including quickly responding to issues, making sure the common areas are clean, and having the garbage/recycling always organized. I've seen a problem with this in the past, but since they've been here I have no complaints. In total, i think this building is great and the staff really make this place standout.

Location is fantastic and we enjoyed some of the amenities, but I've never seen an apartment building managed so poorly. They are incredibly disorganized and terrible at communicating. We dealt with various erroneous charges over our time there and resolving each one required in-person conversations with multiple employees (they never answered the phone). The problem only got worse when a new management company took over.
If you care about noise, DO NOT rent at this apartment building. This building is built off thin paper or else my neighbors are elephants. I live on the top floor, I could hear the stumping form units next to AND below me. I don’t know what kind of giant lives downstairs but I could hear them stump ALL THE TIME! It gets worse—sometimes they will be running in their apartment. I can’t imagine the lives for the poor souls living in units below them… Because the noise issue and literally no sound insulation of this building, I am counting my days to move out this building.
