T4 is my favorite boba shop! Their strawberry lemonade smoothie with popping boba is sooo delicious. David who works there is very kind and a hard worker. Go check it out!
This is my favorite boba place in Vancouver. I recommend their angel pearl as a low calorie substitute from regular boba. Owner is a awesome guy, and also their Basil chicken is delicious.

Feels like a baskin Robbins atmosphere... but tea is their ice cream... dude was Hella chill. Not even close to pricey... I got hot tea that smacked my fever down.
Best boba place ever. I’ve tried boba at many places and this place is awesome. Especially at happy hour starting at 5pm when drinks are $4 plus extras like boba balls. Parking lot is busy but if you come at 5 it’s less crowded. Service is quick and employees are friendly and work hard.
We've been coming here for a few months and love it. The prices are good, and the drinks are great! Some of the best Boba Tea around!
The seasonal happy hour lured us in originally, but even without, it's still affordable as a treat!
I love the Taro Milk Tea with rainbow jellies (light ice), and my husband loves the Grapefruit Royal Tea with rainbow jellies.
The atmosphere is great, and the service is fast and accurate.

This location has a terrible time getting orders right. My kids and I have given them 3 chances. Out of the 12 drinks we ordered across our 3 visits, one drink was make close enough to say it was right. The rest have been horribly wrong. For example, my usual is Thai Milk Tea with no customization. One time they made it with 10% sugar, and the other 2 times they made it with 30% sugar. I asked them to fix the 10% and got 30%. They’ve also mixed up the sweetness settings on my kids drinks every time; one of them orders 30% and the other orders extra sweet and they always end up swapped and have to be remade.
We will not be coming back to this location. Would rather drive 30 miles to the Beaverton location to get what we order, or any of the many other tea shops nearby.

Recommended by my SIL because of happy hour price. Finally got here and no longer offering happy hour in the summer.
Saw multiple people walk up and away because of the sign. Unfortunate. We decided to try it anyway. Taro tastes really authentic and gritty, my kids weren't use to it but I liked it.
Photo on maps is deceiving as it advertises happy hour. Prices were aligned with other boba stops.

We went during their happy hour, $3 drinks. Everything was really good and you can't beat the price. My kids loved their drinks too and asked me to post this review hahah.. they took the pics.

I really wanted to try some tea, but when I walked in and asked some questions the young woman behind the counter looked at me like I was bothering her. I asked her describe some of the flavors or what the drinks are about, and she literally just said, it's tea, milk, and sugar. Thanks. I'll try somewhere else that actually has people who can explain the drinks or give basic customer service.
