Visiting from out-of-town and snagged a reservation. So glad we did! Comfy surroundings in a former house with 18-20 tables inside and a patio for summer. It’s prix-fixe, 3 courses, so we were already anticipating an excellent experience, and it did not disappoint. Multiple choices for each course, and then there were daily specials! We dined on shrimp cocktail, which was topped with olive tapenade and served over a horseradish-tomato vinaigrette and a lovely lobster bisque with a mini crab cake on top and crème fraiche. Entrees were a crispy duck with rosemary gratin potatoes and a most unusual mango pear chutney, and a fabulous hanger steak with mash and mushrooms with crabmeat. That hanger steak set the bar for any future entrees! We were groaning thinking about dessert, but the flourless chocolate torte and a strawberries and cream crème brulee were the perfect end to the evening. The staff was outstanding and friendliness and service. We will make it a point to return! Bravo!

Every course was way too riich. The lobster bisque tasted like smooth sweet caramelized cream, only flavor of seafood was when ate the small ball in the middle of the soup. Lots of butter and cream in every course. After eating I was sick from the richness. Not the best anniversary dinner. Fancy motif. Wait staff was prompt and attentive.

Second time at Lot 12, and still an unreal experience. We’ve eaten in restaurants around the world, some Michelin, and this competes! Just phenomenal. Great wine list, incredible service and romantic ambiance. I got the salmon bruschetta appetizer and hubs got the pulled pork eggs rolls - both were delicious (we’d put that apple butter bbq sauce on everything if we could..). The lobster is out of this world, and country fried short rib special insane. We shared a port and took the lemon ricotta cheesecake back to our hotel, where we happily gorged that evening. Thanks to Becky for being so fun and helpful, we had an amazing time. Can’t wait to come back! This spot is VERY much worth going out of your way for. Stay in a local inn for the night and indulge!

A special occasion restaurant. The food is rich and decadent, and it is quite pricey. Reservations recommended.I will say everything we had was very good, prepared well and presented nicely.Hayden our server was friendly and prompt. Thank you Hayden.Vegetarian options: There were definitely some vegetarian options available on the menu.Parking: Parking is somewhat limited, and from what we saw only available in the front of the restaurant. We did not have trouble finding parking, but our reservations were early. If the restaurant is busy parking could be more difficult.

Frankly this place is gross. Pretentious, stuffy and the experimental foods just don't cut it. Maybe it was cool in the 90s. Go to the Country Inn restaurant instead -- better food at a better price.

My son and I had a wonderful dinner here recently. Lot 12 provides a cozy, homey atmosphere, very comfortable. Everything was spot on -- great service, great food, excellent drinks, and a well-curated wine selection. They offer a 3 course prix fixe menu, so bring your appetite. You'll also need $$$ because it is not inexpensive. And time of course, you would not want to rush here.Besides the dining room, there is a small bar area, but I don't know whether it is just for waiting or if one can eat there.

This restaurant is in the lovely setting of a restored house. The food is extremely well prepared and fresh, and the menu is interesting and original. While the wine list is not extremely large, it is well chosen with ample variety for any taste. The wait staff is friendly, knowledgeable and efficient. We had an excellent soup, a more than excellent filet mignon, and a terrific scallop entree. This restaurant is a "must" when in Berkeley Springs.

The food is amazing. This is a filling 3 course meal that consists of your choice of a appetizer, entree and edible dessert or drinkable dessert. There is also optional sides and a full wine, beer and liquor menu. The food is worth the price. This is a small family run restaurant so reservations are a must.

We had planned a stay in Berkeley Springs and secured a reservation for Lot 12 Saturday night. We arrived a bit early and sat in the small but cozy bar area. The bar tender was an excellent mixologist and we enjoyed the nicely crafted cocktails. Promptly at 6:00 we were seated at our table. We lucked out and were right by the window over looking the street. From the hostess to the bartender to the wait staff and our server everything was perfect. We made our orders for the appetizer and main entree. Everything takes time here and it is best to relax and enjoy the evening. We started with some warm bread which was very good. Next our appetizers came out. French Onion Soup for me and a salad with goat cheese for my wife. Both were excellent though the French Onion was a little on the salty side. My wife had the beef filet mignon. She was so happy with it, cooked exactly as she wanted and the mash potatoes were excellent. I had the duck, it was very good but maybe a little overdone. Still excellent though. The rosemary potato cake and chutney were also very tasty. For desert I had a chocolate tort and my wife had a cannoli, both were wonderful and a nice finish to the meal. My only beef was the duck would have been done a little less. The service was 5 star as was everything else we experienced that night. The fixed price menu is $75 each. With drinks you are going to ratchet it up but it is worth it. Next time in Berkeley Springs we will be there again for sure.

This is a charming place to have dinner. Currently serving a prix-fixe 3 course menu, but lots of choices and reasonably priced for what you get. Everything we had was excellent. We had the butternut soup & tuna poke nachos to start. Then the filet and shrimp & and grits, and the portions were generous. We finished with the lavender creme brule and an espresso martini. There are plenty of reasonably priced wines. The service was friendly & helpful.

Such a find, the food was creative and plated beautifully. The portions were more than filling and the detail to flavor and technique was well orchestrated. Overall no complaints!
