I'd give you a decent rating but you're never open so I can't ever go in and get your drinks. Multiple times I've seen the place closed when it's supposed to be open. I suspect the store is going out of business.
[update] seems the place is closed for good. Haven't seen it open in over a week and the brand stickers and signage has been slowly removed from its windows.

The taste of the pearls is average, but the service attitude is very good and they can also speak Chinese.
Visiting from out of town & was excited to get Tiger Sugar, because I get it a lot in Alberta only to find out this branch doesn’t offer milk substitutions… I am guessing different provinces offer milk substitutions? As well as they do not offer the Tiger Fruit Series, Tiger Taro Series or Tiger Slush Series….

Ordered through too good to go at 7:45. The idea with too good to go is that left over items would be sold through the app during closing. The store closes at 9 and the app even recommend to show up at 8:45. I arrive at 8:45 on the dot and the store is closed. I was issued a refund by too good to go so the only thing I lost was my time and a bit of gas. That doesn't change the fact that the store had every opportunity to fullfil my order, but didn't.

Service was fast and friendly. I liked the texture of the pearls a lot and you can really tell that they are fresh. The tea itself was fine and was pretty refreshing. The atmosphere is nice and modern with some cute Christmas decorations up right now. Overall, it's a fast and tasty place to stop by when near the skytrain station or anvil centre.

Not sure what happened to Tiger Sugar.. couple years ago it was really good & I think it has become the worst bubble tea I ever had.. the pearls were clumpy & just not good.. had to throw away!

There are seats inside the store where you can drink and chat. Very classic brown sugar cream milk, there are many choices to choose from, both Big Boba and Little Pearl are available. The price is a bit expensive for this size.
