Went for a quick lunch option with a friend without spending too much on a sit down. Since the brand is basically franchise, decided to order something you normally can't get at the food court style Bubble Waffle.

Food was surprisingly good for its price point and tasted quite nice. You will need to order via scanning their QR with no assistance from the servers.

Service is basically non existent. Despite the place being extremely empty and not busy at all, there are signs on the walls saying they are understaffed and can not split bills. Also, cash or debit options only here so please be aware.

The atmosphere is pretty much mediocre with the back end of the place near the kitchen and washrooms very messy and cluttered.

If you treated it more like a sit down fast food restaurant, this place is quite alright compared to the nearby fast food joints in the plaza. Overall, rating a 3 is quite generous.

The service was good before, but since the change of ownership, the quality of food and service has deteriorated. There is tape on the seats that sticks to my pants, leaving black tape all over the back of my pants. I don't recommend going there.

Not a bad place if you’re not in a rush. They don’t take their time, but they don’t rush either. Looks like a family ran business and their food is good reasonable portions.

Used to be ok but getting worse over time. They gave two pieces of pork slices when I ordered the noodles combo. Only redeeming feature is the iced honey lemon tea there which tastes consistently great .

I had the build-your-own noodle soup bowl with chicken broth, egg noodles, pumpkin, and bean curd. My family member (kid) got a mango milk(?) slush with pearls and said it was good. I somehow splattered the drink when I pierced the film with a straw. Now I have to wash my shirt sleeve.

Our family all love Bubble waffle and this Ironwood one is the most tasty Bubble waffle cafe in Vancouver & Richmond. We keep eating at here once a week!

Especially the making bubble waffle young guy, he seems like make it from his heart....its very crunchy and nice light brown colour. You cannot found it in other branch!

We went to the ironwood location in Richmond. Service was friendly, food came quickly and very good value. The menu is pretty extensive so we will definitely be back to try more.

They’ve lost their touch. Quality of ingredients (fish balls, other in-soup meats) decreased, and the fish soup that I had was subpar in flavour profile. Only the Egg waffles are still good.

One of my fav go to places for soup and noodles! Lots of vegetarian options, their base mix + match noodle combo already comes w/ cabbage, bean curd, green onions and parsley!
