Excellent wheel cakes.
Wheel cakes have a good ratio of filling. Personal favourites are black sesame as well as red bean because both fillings have just the right amount of sweetness.

If you’re near, get the honey green tea with pearls from here. Their pearls are like medium sized so it’s perfect for chewing and don’t get stuck in straws. Just get it.

Their pearls are on the softer side and that’s how I prefer them. While you can customize the sugar level, I appreciate that the drinks are not overly sweet as is.
Good drinks at a good price.
Quality of course isn't as good as premium bubble tea shops but the price makes it worth it.
Parking is plentiful but can be busy on weekends

Best Taiwanese wheel cakes I've ever had (including in Taiwan). Have been going here since the early 2000s and quality has stayed just as good with surprisingly low prices. Can't fathom a day where they aren't in business anymore— a Richmond staple and a true must-try.
I like their pearls because they're chewy, but their original milk tea tastes like milk and water.

In my opinion, they have the best pearls comparing to other bbt places. I have been coming here since I know of this place more than 20 yrs ago. Their menu is quite big too comparing to bbt restaurants.
