10/10. i'm picky with my boba and this is my new favorite spot. i got the black milk tea boba, 50% sweet, and substitute soy milk instead of regular milk. i already drank half of the boba by the time i'm writing this lol. pros and cons:pros:- boba - the boba here is soft and chewy, so it's definitely freshly made. (the boba here isn't hard, boba gets hard when left out for a while). - tea - tastes fresh/natural, and not artificial or syrup-y or pre-made - ice - good ice to tea ratio - aesthetics - cute boba cup and cute interior of the store - good customer service - drinks are customizable with sweetness, milk choice etc. - doesn't give me headaches lol. (i sometimes get headaches from boba drinks that are super artificial and/or have excessive sugar in it) - safety - good. there are security cameras in the parking lot. cons: - they don't sell sandwiches or bowls anymore, only snacks. wish they sold these still though because the pictures of the meals look great. - be careful when pulling into the parking lot driveway, it's pretty narrow lol

Plenty of drink options and non caffeinated choices for the kids. The drink flavors were spot on. The food was tasty, with a big serving of cold rolls and long loaf Vietnamese sandwich. Would have liked more pickled veggies inside but there was plenty of meat.

I've always pass by this place because it was close to home so I finally decided to stop by and grab a boba tea. Plus I was thirsty from doing some shopping around this area.? There's not much parking space here. It took me sometime to find a spot but I got happy as soon as I walked inside. The place is clean simple, and welcoming. I really like that they have Various Vietnamese Sandwiches, Snacks, Rice bowls, noodles, and Salads. There was lot of High School students at the time of my visit. It gets pretty pack pretty quick. I will Absolutely be coming back here because I'd like to try some food here. Possibly during lunch.?

I ordered tiger bubble tea and it’s so good and refreshing and the waffle fries,bbq wings and sandwhich are bomb!! Definitely recommended to come to this place!!

I came here with my friends recently after a long hike and I was pretty disappointed unfortunately. I ordered a Roasted Oolong Milk Tea with dragonfruit flavoring and boba using the "Create Your Own" option and their Mini Mì (pork belly as protein). My milk tea came with no milk whatsoever and tasted extremely powdery. On the other hand, my Mini Mì came with very little đồ chua and all of the veggies were warm and all had the same soggy texture. The price point for this meal was a lot higher at what I could've gotten at my local bánh mì house, but at least I was able to end the afternoon with a full stomach. However, there were some good things I'd like to point out! The menu here is extremely large, both for foods and drinks, which made selecting what to order a fun experience. On top of this, the staff here was very sweet and patient with us, and also answered any questions we had about our order. Half of my friends really enjoyed what they got which I'm super happy to hear, but unfortunately the other half of my group, including myself, had a pretty sad experience snacking here. Hopefully today was just an off day because the other reviews here sound amazing!

The service is quick and the food is tasty! I got a lychee black tea and chicken grilled banh mi which were really flavorful. The owners are really nice and I will be back soon.

We called them for a graduation light reception and they did an amazing job. We needed 200 sandwiches and cookies individually packed in a box and they did an awesome job. Everyone enjoyed their to go box of sandwich and cookies. The owners were very accommodating and easy to talk to. Thank you so much! We will definitely come back for more.

I got drinks for my family and they were so nice! I was short about like 50c and they said it was no problem! I always go here as it’s close to my school and they are always such nice people. The guy who is here like 24/7 is so cool, he’ll ring you right up! love ITTTTT

This is my go to boba shop! The owner and employees are very friendly and helpful. Drink orders are made pretty quickly, and the food though it takes a bit delicious is worth the wait. They have several good vegan options, from a bahn mi to fried tofu! The drinks are very customizable with bases, flavors, blends, and toppings. I've yet to find one I don't love!
