Living at Las Olas for the last 4 years and watching the transitions in the last 2 months is truly amazing. This boutique residential condo living makes you feel cozy. Beautiful Italian feel villa feel. I could not be happier with what is taking place. Great security, cameras and conveniences on property. Walk to Las Olas nightlife and restaurants. Water taxis to take you up and down Fort Lauderdale. Many events within blocks. Close to airport. Who could ask for more.

I have lived here for quite some time and will be moving out soon. The HOA is constantly rising, they are constantly “fixing” something they’ve already fixed yet they will not improve things such as the gym. They are trying to be on the price level of the nicer buildings in the neighborhood yet everything is broken and outdated. The new property management and the HOA association seem like they are trying to milk the owners for everything they can get away. I’d look else where if I were buying.

I love living here! People are so nice! Best green space downtown, next to Smoker Park, Trees and flowers on pool deck with lots of benches, fountains, BBQ, and sauna.

It’s already pretty low. Look out for Marvin the biggest l**** in New York City. Will pee in the pool for 9 straight hours and try to enforce the “rules” on you.

The new management team truly works on improving the property. It’s a unique building with a “resort” inspired lounge area. The location is so convenient and unbeatable for those who enjoy to be close to downtown.

I owed a condo here for almost 6 years. It is a beautiful property that is well maintained and the location cannot be beat for the price. That being said, living in this building is a huge headache. The management company will go to every length to make everything as difficult as possible for you to move in/out, maintain/renovate your unit, park your car, have guests, etc. This has only worsened since the new management has taken over. As an owner, I felt sorely mistreated, and I saw first hand tenants be treated even worse. The HOA president is a rude and inconsiderate, and when I tried to request a call or contact information for the board or president to express some of my concerns, there were blatantly ignored, all while HOA fees skyrocketed in price. I imagine a lot of condo buildings are like this, but my experience here was overall poor.

I’ve been here over a year now and it was a very rough start for them trying to find a Managment team that worked. This are progressing nicely and I really notice a huge difference in the hospitality of the Managment team. So happy things are improving. They jump on issues straight away and are very polite and professional about it.

There is a new manager who has made tremendous strides in restoring the beautifully landscaped pool deck area- trees, flowers, fountains.There are 3 low-rise buildings. which surround the pool deck, creating a boutique condo residential feel.The new staff is professional and kind.

Living here 3 months now and will not extend my leaseThe Good Stuff:Pool area is amazingLocation is perfect 2 min walk to river and just across bridge to restaurantsIts safeParking is easyBad StuffIts noisy - the guy at 1612 is some sort of DJ plays loud thumping music ALL DAY and ALL night, if you have a pool facing unit - traffic noise is really loud from the road and the tunnel under river makes it worse.Entire complex have roaches - you see them even in elevators and they sometimes appear inside my unit but not like hundreds, maybe one once a week.If you decide to move in I suggest staying one or two nights before a lease to see the noise factors - if your neighbors have dogs/babies you will be considering suicide - walls are very thin, you can hear everything especially the bedroom that is next door to the other unit so forget about getting sleep…… in addition if people upstairs drop things all the time that adds even more to itJacuzzi is always brokenGardening services should switch to eco friendly electric equipment instead of fossil fuel ones.

Property management is rude, the manager Ralph acts as if he does not even want to work at the property. He doesn’t care and comes off unprofessional. I would not recommend to live here if dealing with the management property they have now is there for much longer. Better off living somewhere where people actually care about the work they are doing
